Projects of houses with the layout of rooms. Plan of a one-story house: options for finished projects with photo examples

Today, more and more developers use projects to equip their suburban land plots. two-storey houses. Such buildings are considered the golden mean in terms of size, usable area, type of room placement. The classic version of buildings on two floors involves the traditional placement of premises with the organization of rooms on the ground floor general purpose and kitchen, on the second - bedrooms and bathrooms.

Two-story house project: layout

Projects of houses on two floors are very diverse, and developers can adjust them at will:

 • choose the material of construction (a two-story house, the layout of which is any, can be built from a gas block, wood, foam blocks, ceramics, bricks, etc.);
 • set the dimensions of each room;
 • add additional structural elements of your own free will (attic, terrace, veranda, attic, bay window, garage).

Layout Features

When the layout of two-story houses is being developed (photos are attached), it is worth considering that the residents spend most of their time on the ground floor, so it is very convenient to use the living room as a common room, nursery or office. The family rises to the top floor only in the evening to sleep, so it is worth giving the common space the most comfortable conditions in order to create convenience for everyone.

Advantages of houses with two floors

The construction of two-story houses has the following advantages:

 • Significant savings in land area, which is especially important for small land areas. On the saved space of the local area, you can build additional structures for recreation (for example, a gazebo, a bathhouse, a shed, a summer kitchen, a flower garden, etc.) or utility buildings (a barn, a carport ...).
 • aesthetic appeal. A two-story house (the layout can be very different) allows you to implement the most unusual design solutions affecting the exterior. Using the services of an architect or a professional designer, you can build interesting structure, perform the design of the site in the same style.
 • The possibility of zoning space. The layout of two-story houses (photo attached) allows you to divide living space for day and night zones. Day - on the ground floor (living room, kitchen / dining room, boiler room, various utility rooms, etc.). The second floor is the night zone, where the bedrooms are usually located, and where at any moment you can go and relax in silence, without the intrusion of strangers.
 • For construction, you can use the most various materials- brick, aerated concrete, timber (glued, profiled), log, as well as apply frame technologies.

 • Facade can be modified beautiful balcony(railings can be made from natural stone, wood, decorated with carvings, durable glass, metal, complemented by artistic forging, etc.).
 • There is a wide variety of interior design possibilities.

Cons of two-story projects

The construction of a house with two floors requires more funds than in the case of buildings with one storey. And this is due to many factors. First of all, it is the need to build a strong foundation. To support the weight of several floors, you will need a strong and reliable foundation. Under the two-story buildings, a tape-type foundation is provided, made of concrete. The cost of its construction is quite high, but it is able to hold the weight of the building with an attic and furniture filling even for small area buildings.

IN two-story house must be created staircase design, which leads not only to additional costs, but also significantly complicates the technology of building the house itself.

Difficulties in planning two-story houses

There are other points that increase the cost of construction. Let's consider them in more detail:

 • due to the large weight of a two-story house, additional reinforcement of interfloor ceilings is necessary, otherwise living indoors will be quite dangerous;
 • the communication system and heating in such buildings has a more complex branched scheme, requiring the laying of additional water pipes, sewage, the installation of a special circulation pump, which contributes to the normal movement of the coolant inside the circuit, to ensure proper heating;
 • building, finishing and facade work require the installation of scaffolding to ensure the possibility of lifting materials to the desired height;
 • special projects are being developed for families with children and the elderly, where rooms belonging to the indicated tenants and necessary premises located on the ground floor, as moving up the stairs for them can be dangerous and problematic;
 • the cost of buying insulation increases, because the wind load on the walls increases.

But, despite the listed disadvantages, if there are sufficient funds for construction, it is possible to build really reliable and very comfortable housing on a small plot of land. To do this, you can choose a free project or use the services specialized company, which is engaged in project development.

Materials for the construction of country houses

For the construction of two-story buildings, different building materials are used, which in modern construction market presented in a wide variety.

Applicable:

 • log;
 • beam;
 • piece materials (bricks, foam blocks, gas blocks).

Among developers today, the most common frame technology construction, but other options are used. The choice of raw materials for housing construction depends solely on the budgetary possibilities and taste preferences of future owners.

Two-storey houses 6 by 8

Despite the fact that the house 6 by 8 is two-story (the layout is described below) - the building is small, it is able to offer comfort and quite normal living conditions.

We offer to consider a great option for a small family.

The main entrance to the premises is located from the porch. Large living room combined with a compact kitchen adjacent to the bathroom.

From the living room you can get on the stairs to the upper floor, where there are two bedrooms. One of them can be easily converted into a guest or nursery. The rooms are separated by a dressing room, which is intended for common use.

In this project, the total area is increased due to the long terrace adjacent to the living room. This area of the house can be used in the warm season as a dining room. From the terrace there are two entrances leading to the house at once, thanks to which the owners and guests can freely enter the building from the street.

House 7 by 7 two-story: layout, photo

Two-story houses 7x7 are perfect for a family of 5-6 people. This cottage is very harmoniously combines all the amenities for permanent residence In the countryside. Finished projects of such an area are very popular among private developers.

Consider one of the classic options.

The layout of the house 7 by 7 (two-story project) is quite functional and includes all the premises necessary for a comfortable family stay.

The first floor of the premises is reserved for receiving guests.

Here is located:

 • living room;
 • dining room;
 • kitchen;
 • full bathroom;
 • hallway and dressing room.

If desired, you can significantly increase usable area, connecting for this the space of several rooms (for example, living room, kitchen and dining room).

The two-story house, the layout of which is being considered, has two porches. The first serves as the main entrance from the street. At the entrance to the premises through the hallway there is immediately a dressing room in which you can leave shoes and outerwear. Another porch is located on the other side of the building, at the exit from the living room.

This option is beneficial for many reasons. In the backyard, you can always set up a seating area or a flower garden. Also in the backyard can be arranged for children play area where they can go through the living room. There is no need to walk around the building.

The layout of such a small two-story house takes into account the needs of the whole family.

Two-storey houses 8x8 meters

House 8 by 8 two-story (layout, photo attached) - a cozy home, where for each family member there is a personal space in the form of a room. A cottage with such dimensions can be freely accommodated even in a fairly small area.

The layout of the house 8 by 8 (two-story project) may be as follows.

On the ground floor there is a kitchen, a living room, an entrance hall and a bathroom, and the upper floor is completely given over to bedrooms or there are three bedrooms and another bathroom. It is very convenient to equip on one of the floors or under the interfloor stairs dressing room to store things.

Future owners can adjust in the house at their own discretion:

 • space planning;
 • facade and interior decoration;
 • arrangement of a garden, yard or house territory, etc.

Two-storey house 9x9

The non-standard layout of the 9 by 9 house (two-story project) proposed here will appeal to any family.

The entrance to the premises will begin with a stone porch with an area of 5.7 square meters. m. Then there is a corridor and a hall (8 sq. m). For design, you can use an unusual combination of colors, for example, a gray tone in combination with green tint the hallway will give a beautiful style that will be remembered for a long time by every person.

First floor

From the hall there is an entrance to the kitchen, which passes through the arch into the living room. It is well lit and has access to the terrace. Both rooms are decorated in blue and silver. The drawing of this house has a small corridor (area 2.5 sq. m), behind which is a bathroom with a shower (4.5 sq. m). On the ground floor there is also an office (10.2 sq. m) and a boiler room (2.1 sq. m).

Second floor

A two-story house, the layout of which is non-standard, has a corner corridor on the second floor. This distinguishing feature this project. You can decorate it with photographs, paintings or mirrors hung on the walls.

From the corridor there is an entrance to three bedrooms. Their drawing is unusual, they are all placed around the corridor.

Such a two-story house is a great option for a family of 5-6 people.

Two-storey house 10x10

The layout of the house is 10 by 10 ( two-story option) is suitable for a large family. The project can be implemented from timber, foam blocks, logs, stone and other materials of no less quality.

The set of premises for the first floor is standard. Rooms can be located here for various purposes, but some of them are mandatory:

 • hallway or hall;
 • living room;
 • kitchen;
 • bathroom;
 • boiler room.

After the mandatory premises are included in the plan, there may still be some free space on which additional rooms can be arranged, for example:

 • cabinet;
 • guest room;
 • dining room.

The layout of two-story houses (photos posted in the article) may include a garage under the roof of the building with two entrances, one of which runs from the house through the hallway, the other from the street.

Achieving comfortable accommodation of rooms is not at all difficult. The main thing is to exclude long and narrow corridors in the layout. This can be achieved by combining the area of several rooms. As for long corridors, the space they occupy cannot be considered useful and functional.

The second floor of the house in the classic layouts is given exclusively for a family recreation area.

Placed here:

 • bedrooms;
 • bathroom;
 • children's rooms.

If there is enough space, a family room and dressing room can be arranged upstairs.

Just like in the case of the lower floor, it is better to avoid the formation of corridors.

Combining the living room and kitchen

Quite often, the living room is connected to the kitchen and dining room. This type of placement has many advantages.

 • increases space and usable area;
 • visually expand the boundaries;
 • comfortable conditions are created for family communication during a joint vacation or dinner;
 • convenience of receiving guests;
 • when cooking, people who are in the kitchen are not separated from other residents.

There are also disadvantages:

 • it is possible for unpleasant odors from the kitchen to spread around the house;
 • the need to increase the frequency of general cleaning.

The size and layout of any dwelling must be rational. Sometimes it's worth considering if you really need huge house? And what is it like to clean it, and walking from one room to another is not so convenient. A huge house (if there are no special indications, for example, a large family) is not so convenient to use, as evidenced by the not too happy reviews of the owners of such buildings. Yes, and the cost of heating such a dwelling, for sure, is not small. It is worth remembering about the considerable property tax, directly related to its area.

We choose the best arrangement of rooms in two-story houses, you can choose a good one for any size, let it be: 6 by 6, 10 by 10, in wooden houses everything is possible!

A similar question concerns the number of storeys of housing: is a second floor really necessary? If the family is rather modest in size and does not need a large area, wouldn't it be better for her to get by with a one-story dwelling?

Staircase and second floor house plan

Although, of course, a two-story building has its significant advantages. For arranging the same living area in terms of footage, it will come out cheaper. The amount of heat loss will also be smaller. In such a building, you can think of a more interesting and original layout. And for a house on one floor, you don’t need to be puzzled.

Private house: room layout

Which rooms in the house are required and which are desirable? It is desirable to have a room for washing, ironing and drying. For this, one utility room can be allocated and equipped - a laundry room. For its location, it is not necessary to choose the best place, the northern part of the house is also suitable for it.

The boiler room can be a source of noise, so it is better not to locate it near the rest rooms. According to the rules, gas equipment(boiler) of a certain power (up to 60 kW), it is quite acceptable to place it in.

Many homeowners dream about planning their dream home. More often this applies to the inhabitants of urban apartments.

Leisure attic

In fact, a full-fledged floor is much more comfortable and more convenient than an attic. But construction will be much cheaper. You also need to decide on, or rather, with its presence. It seems to some that it is impossible to do without it, but some believe that it closes the light to other rooms, and prefer it extra room along the perimeter of the walls - spacious, with big windows heated and comfortable.

Any family will need a spacious pantry, at least one, and preferably more. If the house has two floors, then it is convenient to equip it under.

Often in advance, even at the stage of planning the rooms in the house, the issue of the need for a workshop for the owner (or a room for needlework for the hostess) is decided. If you do not think about it right away, then later you will have to sacrifice another room for her, redoing it.

Layout in a private house: vestibule or hallway

The entrance to the dwelling should not lead directly to the living room. The necessary entrance hall, or something like a vestibule, is required. Whether to equip a vestibule at home, everyone decides for himself. Many people think that it is much warmer with a vestibule. Others are sure that a double door perfectly copes with this role. In an unheated vestibule, it is not so pleasant to dress and undress. Often on the side of the vestibules there are those whose entrance hall is not heated, or is too small.

It is much more convenient to have a spacious, not walk-through and warm room as a hallway. With this, no additional vestibule is required. Supporters of the latter are considered lovers of gardening. In the "city" house without it, they do just fine. This room has a completely different meaning in areas with a harsh climate - where its presence is a necessity.

In a dwelling without a vestibule, the entrance hall must be equipped with doors to other rooms: otherwise, frosty air will go into the living quarters every time the door is opened. Entrance door. If it is difficult to equip such a hallway, which is completely closed, then you cannot do without a vestibule.

Country house window layout

What can be said about windows in a private building?

Ceiling height planning in projects

Calculation of the ceiling in the house

Many do not even think about how high the ceiling in the house should be.. Those who have lived in rooms with low ceilings for a long time often prefer them to be higher than required. Meanwhile, ceilings that are too high can cause unnecessary spending. The cost of building large, and subsequent houses is growing.

Are there ideal ceiling heights? This is a complex parameter, for the calculation of which it is necessary to take into account the area of the premises. It should not resemble a deep well, at the same time it is not too pleasant if the ceiling is crushing.

In other words, the larger a particular room, the higher the desired ceiling in it. This means that on the same floor it is better to make them approximately equal in area so that they all fit the ceiling height. It is necessary to take into account the fact that the finish coating will "eat" a few centimeters of height.

Ceilings that are not too high can limit the use of oversized and voluminous chandeliers, since tall people can hit their heads. And for too high ceilings

It is necessary to start building your cozy nest with the layout of a private house.

Without a pre-planned plan, work can drag on for long term, but in the end the house will not turn out the way you would like to live in.

You should carefully consider the location of the rooms, weigh and calculate everything.

And no matter how hard you try, you cannot do without a specialist architect.

On your own, you can only estimate an approximate layout and draw a sketch of the plan, determining exactly how your house should look from the inside.

A professional architect will correct rough plan, will indicate shortcomings, if any.

It will also help to make calculations and determine the area of any room in the future house.

In addition, the following situation may arise: when drawing up a plan, the owner dreams of seeing a house, for example, with an attic, and draws it rather low.

It will not work to translate this into reality, and only the architect is already on initial stage will point to it.

Thus, a competent layout of houses will require to combine individual approach with the help of a specialist.

Of course have ready-made examples, and you can look at them in the photo, but with some changes, you will get exactly what you want.

So, let's start studying some of the nuances of planning the rooms of private houses.

Having taken up the layout, immediately start by clarifying the question of how much you need a basement. There are many situations where its presence is quite functional.

For example, this significantly saves free space on the site in front of the building. It can be equipped with a cellar, workshop or pantry for old things.

For clarity, look at the photo options for decorating the basements of houses.

Many make out the basement in the form of a basement floor, make a boiler room there or equip it as a room from where you can control all the engineering equipment of the house.

Such planning should take into account the mandatory presence good lighting basement.

Thus, whether a basement is planned or not is up to you.

Bathroom and toilet in the house

With a sufficient area of the plot, the house will not be small - that's for sure. AND Special attention should pay attention to the layout of the toilet and bathroom.

This is especially true when a large number of people live in the house. Of course, it will be a little more expensive, but it is also more convenient. No need to stand at the door, dreaming about visiting the toilet quickly.

But for those who still plan to combine the bathroom, there is a great way to separate the bathroom space from the toilet.

The room should simply be partitioned off with sliding partition as in the photo. Aesthetically, beautifully and inexpensively, and as a result - the division of the bathroom into functional areas.

When designing a bathroom separately, a space of just a few square meters. Agree, why make it big?

Extra space can be put to the best use, such as expanding the size of the bathroom. Here, free space will definitely not be superfluous.

It is easy to plan the location of the bathroom and toilet for private houses in your own way. There are no size or location restrictions.

Let's say no one forbids taking 10 square meters under the bathroom. meters or, which is quite extraordinary, to make an additional entrance for the bathroom from the yard.

In two-story houses, two bathrooms are usually made - a separate one for each floor. Most often, rooms are planned one above the other, as this allows you to save on building material.

But this is not necessary and each owner has the right to decide the layout of his bathroom.

Bedroom layout

If it is desirable to plan the placement of the toilet and bathroom on the shady side of a private house, then the sunny side is ideal for the bedroom.

At the same time, sleeping places should be chosen so that they do not fall on the morning rays of the sun. The choice of area depends on the total footage of the house, but, most often, 12-20 square meters are allocated for the bedroom. meters.

The number of rooms under the bedroom can be several, even if the house is one-story. It depends on how many people live in the house.

If the house has a second floor, it is better to equip the master bedroom on the second floor. It is not customary to invite guests into the room, and the farther it is from the living room or nursery, the better.

However, if elderly parents live in the family, their personal room should be downstairs.

It will not be easy and comfortable for them to go up and down the stairs more than once a day, and getting into it immediately from the hallway is much easier.

Dining area and kitchen

If earlier it was accepted to divide the kitchen and dining room into separate rooms, then modern design provides for the combination of these two rooms into one functional area.

Most optimal size for a common room - 20 square meters. When dividing for the kitchen, leave at least 10 meters, and for dining area – 8.

The choice of a place where the arrangement of the kitchen and dining room is planned is not fundamental. But still they try to place them away from the bedroom. In this case, odors will not interfere with rest.

For the same purpose, the kitchen is arranged far from the living room.

By planning them near the bathroom, the owner will save on pipes during plumbing and sewerage. Many create an additional entrance from the yard, which leads from the hallway to the kitchen.

Children's room

Planning a nursery is very milestone, because your children will live in the room, and they should feel cozy and comfortable there. The main rule is only the sunny side.

A large amount of light has a beneficial effect on the child, he releases his fears and spends time with pleasure. Yes, and additional heat from the rays will not be superfluous.

The room should be spacious and comfortable, located on the first floor. If the house is two-story and your bedroom is upstairs, then the nursery should be nearby.

The photo shows an example location. Then you can easily look into it and check your children.

Layout of the attic and veranda

Main decoration one-story house- this is the presence of a high and beautiful attic. It not only enhances the impression of the grandeur of the house, but can also serve as an additional room.

Many attics are equipped with the type of children's or guest rooms.

In principle, attics can be used for any purpose, the main thing is to perform the correct size calculations. window openings and the overall height of the room.

Accuracy can only be achieved with the help of professionals who will help make the calculations.

The average parameters are approximately as follows: the height in the center is 2.5 meters, along the perimeter 1.7 and 1.8 meters. The house will become taller and more beautiful, which is very important for the overall design of the site.

Another decoration of a one-story building will be a veranda, which it is advisable to plan along with a preliminary plan for the house and yard of your site.

With a small area of the house, it should not be large, and vice versa - this will only spoil all the impressions of beauty and originality.

Usually it is placed near the kitchen, either from the east or from the west. You can arrange a free entrance from the yard, arrange on it summer kitchen or just put sun loungers to relax.

The beauty of the site will only add to the pleasant experience.

Before you sit down to draw up a plan for a private house, courtyard and the entire site, certain design factors should be taken into account:

 1. Take into account the entire operational life of the house, the composition of the family and the possibility of its change, for example, the appearance of children in the future;
 2. If any circumstances change, be able to make changes in each room: living room, hallway, nursery, and so on, or use everything strictly for its intended purpose;
 3. Provide for the possibility of reconstructing the house and the yard in full or any separate room, hallway, living room, bathroom or kitchen, and the entire site as a whole;
 4. provide required amount meters for each person (from 30 to 40), take into account that the height of the house cannot be less than 2.5 meters, the attic - 2.3 meters, the basement - 1.8 m;
 5. Stairs are placed in the hallway or hall, in small rooms corner structures are used;
 6. During the construction of two-story private houses, on the ground floor they plan to place a kitchen, a dining area, a living room, utility rooms and a bathroom. For the second floor, children's rooms, bedrooms, dressing rooms are suitable. If there is a basement, you can equip a game room, a billiard room or a mini gym in it. So the place of the yard in front of the house will be saved.

In addition, design is a more technical process than a design process, respectively, there are certain rules and planning standards.

Based on them, the houses are divided into three levels of comfort:

 • Houses of the 1st level are built with a total area of 80 to 120 square meters. meters. For residential premises, kitchen, dining room, living room, hallway, nursery, from 45 to 60 squares are allocated, and the total number of rooms does not exceed 4;
 • Houses of the 2nd level with a total area of 120 to 170 sq. meters, of which up to 6 living rooms (living room, hallway, nursery, bedroom), allocate 65-100 squares;
 • The 3rd comfort level of the house includes its total area of 180-280 sq. meters. Of these, living rooms occupy from 100 to 130 square meters. meters. Their number is from 5 to 8.

And remember that the comfort of your stay will depend on the competent layout of your private house (one-story or multi-story).

Consider all the planning nuances in advance and plan your dream home beautiful, cozy and comfortable.

House layout

House size, number of floors

The size of the house should be logical. You should not build a house that is too huge, it will be inconvenient to walk from room to room, the dimensions should be in moderation. Very few people like a very large house, you can find a lot of sad reviews from the owners of huge houses. In addition, the cost of heating a huge house will also be rather big. Do not forget about the property tax, the larger the area, the greater the tax.

Similarly, you need to think about whether the house needs several floors. If the family is small and space requirements are modest, then it is better to get by with a one-story house. But a two-story house still has advantages over a one-story one: with the same area, it is cheaper to build a foundation and a roof, less heat loss, it is easier to conveniently arrange the necessary rooms. But a one-story one does not need to build a staircase.

I am not a specific supporter of either one-story or two-story houses. I have heard many reviews from big house owners who said they didn't even go to the second floor. The children have grown up, left, and the huge house stands empty. On the forumhouse, many owners of two-story houses often write that if they were building their house now, they would have built a one-story house instead of a two-story house.

Arrangement of rooms in the house

When initially designing a house, think about where the sun will be and which rooms will be sunny and which ones are not. The sun does not come in the north. It is desirable to “deploy” the living room to the west, the bedrooms to the east. Kitchen windows can look east, south; in the southern kitchen, air conditioning is desirable (it is advisable to immediately determine which rooms will have air conditioners). The stairs can be "pressed" to the north side of the house.

When placing the windows of the bedrooms in the east, care must be taken blackout curtains otherwise the morning sun can wake up sleeping people. It is worth saying that in the east the morning heating of the room from the sun is possible even in November. On the other hand, in summer the sun rises faster above the horizon and does not have time to heat the room much.

If there is a noisy street on any side of the house, then you must first take this problem into account and do not place the windows of the bedrooms on the side of the noisy street.

Windows to the south are a good solution for those who like bright rooms, the plants in the room will also be happy with the sun. In a room with southern windows in summer it is bad without air conditioning. It is advisable to plant trees on the south side in front of the house, which will block the bright sun in summer, but there is no foliage in winter and additional heat from solar heating will not hurt.

In a two-story house, it is better to place all the bedrooms on the second floor, the kitchen on the first floor.

Home Planning Tips

An example of a "classic" layout of the second floor of a house without using a corridor.
Click on photo to enlarge.

Should avoid using corridors, rooms must be connected by rooms. If you still get a corridor somewhere, then it should be wide. Corridors should be such that at least two people can easily pass, i.e. at least 1.5 m wide.

A common mistake prospective homeowners make when creating their first home plan is not considering the thickness of the walls. But external walls and internal load-bearing walls can easily be half a meter thick.

No need to make the rooms narrow, as in Khrushchev. The closer the shape of the room to a square (rather than rectangular), the better. I advise you not to make the width of the main rooms less than 3 meters.

Interior openings without doors can be made quite wide, it looks good.

Rooms without sharp right angles, especially external ones, look more comfortable. All walls do not have to be straight, non-square rooms often look better.

It is necessary to correctly calculate the required area for each room. You need to draw a room and carefully arrange all necessary furniture, correctly considering its size. After that, it may turn out that there is too much space in the bedroom, and in the living room, on the contrary, there is nowhere to put the table.

I advise you to immediately correctly make a list of the required rooms. For example: kitchen, parents' bedroom, 1st child's bedroom, 2nd child's bedroom, office, bathroom on the 1st floor, bathroom on the 2nd floor, living room, 1st pantry, 2nd pantry, space for a comfortable staircase, entrance hall, laundry room, boiler room, corridor on the 1st floor, corridor on the 2nd floor. Further, having correctly placed all the furniture schematically in them, you can calculate the minimum area of the future house.

Rooms that are too large in area are more difficult and costly to cool with air conditioning in the summer heat.

Although two-story houses usually have bedrooms on the second floor, it is desirable to have at least one bedroom on the first floor for the older generation or for yourself, so to speak "for the future."

It is advisable to make the layout of the house so that in winter it would be possible to block the natural movement of warm air flows from the first floor to the second with doors.

It’s not bad if the windows of frequently used rooms face the courtyard: you can see who has come or has arrived, what the children are doing, etc.

The basement floor is good in many ways, but the fact that with a heated basement the floor on the ground floor will be much warmer will be especially important, no thermal insulation of the floor will be required. But building a basement is expensive.

It is desirable to make the main interior openings wide, single interior doors 80-90 cm, no more, but less too. There is non-separable overall furniture, it should be easily carried through the right rooms. It is undesirable to make openings for doors of non-standard sizes; custom-made doors are more expensive than usual ones.

If, when developing a house plan, a dark room without a window is formed somewhere and this definitely cannot be eliminated, then you can make windows between the rooms. Daylight will penetrate and the room can be used without turning on the lighting.

The kitchen and bathrooms in the house should be large, you should not save on space in such places. I saw projects where many manage to make a tiny uncomfortable bathroom next to the bedroom with a house area of 250 m2. There should be several bathrooms (bathrooms), at least two, and preferably three. A bathroom should be on each floor.

If you make a bathroom near the bedroom, it is desirable to separate it small room from the bedroom - see image. This room can be equipped as a dressing room.

If the owners plan to have a dog, then if it is required to bring it into the house, it will need to be washed somewhere. And if the bath is far away, then the dog can stain the floors, carpets, besides, washing the dog in a regular bath is inconvenient and not hygienic.

Rooms with a ceiling height of two floors look very cool, for example, a living room. This technique is also called "second light". Such things are best done in very large houses. There may be difficulties in winter, because all the warm air will go upstairs.

It's nice to have a kitchenette on the second floor with a small refrigerator, microwave and electric kettle. This is the case if you go far to the first floor.

And it's worth scheduling porch, so as not to fence something incomprehensible. The porch should have a canopy. By the way, the “canopy” of the porch can be the overlap of the second floor, i.e. the porch is, as it were, recessed under the second floor, but this already depends on the project of the house.

Many "Wishlist" for the layout of the house will certainly change when there is a conversation about the specific design of the house, its project. As an example - rectangular floor slabs, it is difficult to make indirect corners of the walls with them. Therefore, you will either have to abandon such an idea, or fill in a monolithic ceiling.

Availability of rooms

Should be separate laundry room, drying, ironing. It can be located on the north side of the house (the illuminated sides are useful for living rooms).

Should be separate boiler room, if necessary, it can be placed in the basement. The boiler room must have water supply, sewerage, a window. Attention! The area, volume of the boiler room, the presence of an exit to the outside, the area of windows must meet the installation requirements gas boiler, . The boiler room with access to the street can, if desired, be used as a place to store garden tools, so as not to build sheds on the site. The boiler room is a source of noise, so it is undesirable to place it next to the bedroom. And although, according to the rules, a gas boiler (with a power of up to 60 kW) can be hung in the kitchen, it is still desirable to have a separate boiler room. The boiler in the kitchen is another "pleasure" in the form of a quiet, but low and uninterrupted rumble.

Many people want to build attic, especially those who lived before all the time only in an apartment. I am not a supporter of attics, I think that a full-fledged second floor is better and more comfortable. However, building an attic is cheaper than a full-fledged floor with a roof, but this is the only plus of the attic. "Romance" quickly passes. I am sure that the majority of attic owners, if they could go back and were not limited in finances, would build a normal second floor for themselves.

It is better to make, just in case, two exits from the basement. However, if there are windows in the basement (and they are needed), then this is not necessary.

You also need to decide if you need veranda. The veranda is blocking sunlight for other rooms, it may be better to just make a spacious and heated room with large windows around the perimeter of the walls as part of the house.

Always requires at least one capacious pantry preferably two or more.
In a two-story house, the space under the stairs to the second floor can be conveniently converted into a pantry. An example of this use of a large staircase.

Many men want to have a separate workshop. If you don’t plan it in advance, then later you will have to remake some room for it: someone turns the garage into a workshop, someone remakes an extra bedroom.

Tambour and hallway

The entrance to the house should not be immediately in a large living room. Some kind of "tambour" or hallway is needed. To build a vestibule or not - it is up to everyone to decide. It is believed that it is warmer with a vestibule, but two doors perfectly replace the vestibule.

In an unheated vestibule, it is very uncomfortable to put on cold clothes and shoes. Usually the supporters of vestibules are those who have built themselves too small and / or unheated entrance hall. The entrance hall should be large enough and impassable in home life, then the tambour is not needed. Supporters of tamburas are lovers of vegetable gardens; if the house is "urban", then you can do without it. Residents of harsh regions also advise building a vestibule. northern regions with snowy winters.

The entrance hall in a house without a vestibule should not have free passages without doors to other rooms, otherwise the residents will be uncomfortable when the door opens and frosty air enters the living rooms. If it is difficult to build a completely “closable” entrance hall, then a vestibule is required.

On the right in the picture, I drew the entrance to the house without a vestibule. The entrance is through two doors immediately into a heated entrance hall with two windows. The small room is a closet. On the right is the exit to the garage combined with the house, thus the "dirty zones" are combined. The hallway has sufficient area, impassable and closed by a door from the rest of the house.

And now a few of my notes on windows:
 • Floor-to-ceiling windows look great. Especially when there is a good view from the window.
 • When choosing a window height, think about the fact that the curtains have a limited height. True, there are curtains, in which the width is just limited, and the desired height is cut off.
 • When planning a window, think about how to clean it if it is large, especially from the outside.
 • It looks interesting window without a battery at the bottom and window sill recess for it. But this is just an observation.
 • It looks great a window in the ceiling or even a glass ceiling.
 • It looks interesting window to another room.
 • Do not be afraid that due to a large number windows will be cold. Modern I-coated double-glazed windows have a higher resistance to heat transfer than a 54 cm thick wall made of conventional ceramic bricks.
 • It is necessary to abandon the "Khrushchev method" - one window per room. A room with several windows usually looks prettier than one. But you don’t need to be zealous with the number of windows either, otherwise the furniture will have nowhere to put it.
 • Windows with both opening sashes look much better than with one opening.
 • The bathroom should have a full window, not a small window.
 • There are many other useful tips on windows in the corresponding article.

Ceiling height

Many people, when drawing a house layout for the first time, do not think about the height of the ceilings. People who lived in apartments with low ceilings often then make themselves too high ceilings, so to speak, "with a margin."

Very high ceilings additional expenses: increases the cost of building walls, interior decoration and stairs, you will have to heat additional cubic meters of air and external walls, i.e. heating costs rise. The difference in air temperatures at the bottom and at the top of the room can be from 0.4 to 1 ° C per 1 meter of height, i.e. at a room height of 3.5 m, the temperature difference can reach 3.5 °C.

The ideal ceiling height is a very difficult parameter, you must always take into account the area of the room. The ceiling should not press, but the room should not look like a well either. I believe that for a room with an area of 17 m 2 - 2.5 m presses, and 3 m is just right. But for a larger area, you need more height. This means that it is better not to make rooms on the same floor significantly different in area, then it will be possible to choose the optimal height. It is worth noting that the flooring of the finishing floor will also “eat” additional centimeters.

Low ceilings limit the use of some chandeliers: man big stature can simply bang his head on the bottom of a long chandelier.

Theoretically, it is possible to provide in the project different heights ceilings for different rooms one floor. By the way, I saw such a solution in St. Petersburg in the Hermitage, where huge halls adjoin small rooms with low ceilings. In small well rooms, you can lower the high ceiling with plasterboard or wood, creating a void between the ceiling and the false ceiling.

With high ceilings, doors can be made larger in height, not 2 m, but 2.30 is acceptable. True, then the doors will have to be ordered in the workshops, standard doors are rarely that high.

Too small balcony. The owner of the house will really go out to him only a couple of times a year. But the balcony at least serves as a canopy over the porch.
Click on photo to enlarge.

Does a private house need a balcony? Many people who have built a balcony often say that they do not use it, that it is easier to go out into the yard than to go to the balcony. If you want a balcony, then it’s better to make it big right away, no 3x1 m balconies. There should be enough space on the balcony for a sunbed (preferably for two), a table, flower pots, etc. If you make the balcony small, it will only become decorative element on the front of the house. Examples of spacious balconies: one and two.

A spacious balcony is good especially when the house is located in a dense urban area, when people practically do not have their own yard.

A spacious balcony-terrace can be placed, for example, above the garage adjacent to the house.

It is better to make a balcony railing at least 1 m high, this is a safety issue. By the way, in GOST 25772-83 minimum height balcony railing in buildings up to 30 m high is just 1 m. But from personal experience I think that this is not enough, and it is better to make a railing 1.1 m high or even more.

Floor open balcony must be at least 10 cm below the bottom point balcony door. For example, if the floor of the open balcony and the floor in the room are a single slab, then in the opening of the future door you need to lay out one row of brickwork below, plaster and only then put the door on top.

Snow can accumulate significantly on a balcony without a canopy in winter. During rains, water can stagnate if there is not a sufficient slope.

stairs

It must be understood that a comfortable staircase will take up a considerable area in the house.

If a disabled person or an elderly person will live in the house, then in addition to the stairs, you can install an elevator. There are lifts for small cottages.

What kind of garage to do - combined with the house or separate? Still, a combined garage is a certain load from a car (possibly two) on the foundation (3 additional tons), if the foundation of the house and the garage is common. Although this is, of course, a little compared to the total weight of a brick-and-concrete house. On the other hand, the adjoining garage, which is not even heated, saves heat in the house, but this plus is insignificant.

Often building a house and separately standing garage can be much cheaper than building a house with a combined garage. It is important to distinguish between a "built-in" garage, when there is a floor of the house above it, and an attached garage, standing close to the house, but on a separate light foundation. The second option will be cheaper.

Exhaust gases from the garage can get into the house, so you need to make good ventilation in the garage. Also, the entrance to the garage from the house is best done through two sealed doors, preferably with a glass opening. But there is still no guarantee that emissions from the combined garage will not enter the residential part of the house.

The garage should have a slope for the outflow of water, for example, towards the middle and into the yard. The garage should have a faucet with cold water and preferably a drain to the sewer.

It is good to make an entrance to the combined garage from the house from the vestibule / hallway, then you will not need to take off your shoes and shoes several times.

Garage doors should be comfortably wide so that entry into it is easy and quick. The height of the gate must be done with a margin so that even a tall SUV or van can enter the garage. A gate height of 2.4 m should be sufficient for most modern vehicles.

The area of the garage should be sufficient for parking two cars, and with a margin, because. Cars can be of various sizes.

In the garage, a viewing hole is desirable, but not necessary. To protect against precipitation and runoff from the garage floor, the bottom of the garage doors must be at least 10 cm above ground level.

In general, there are a lot of reviews of people who regret that they built a garage as part of the house. Many say that it would be better not to bother with this option and just build it separately.

The house should be ideally thought out ventilation in all rooms. Bathrooms, kitchens, and washing and drying rooms must be well ventilated to remove moisture quickly.

You have to decide right away where to be. safes. The safe can be placed even in the garage.

A large classic fireplace "like in a movie" is in most cases a stupid thing. As heating, classic fireplaces are inefficient, and the cost of construction is considerable. There are a lot of reviews of people who built a fireplace and say that they would not build it if there was such an opportunity. It is necessary to build a classic fireplace if you really, really want to have it.

Starting to design their own housing, many homeowners think about its size and arrangement of rooms. And, if the area of the building largely depends on the territory of the site and its landscape, you can choose the layout of the rooms yourself. Moreover, even for a small building it is possible various options- especially if you add a plan of a one-story house or a basement. Although, before starting the development of the project (on your own or with the help of specialists), you should familiarize yourself with the advantages and disadvantages of low-rise buildings.

Read in the article

Plan of a one-story house: the pros and cons of housing

Most often chosen for construction, it has many advantages over multi-storey cottages and summer cottages. These include:

 • minimum construction time- less time will be spent on a building with one floor compared to a similar one in terms of total and living area;
 • simple technology construction- for one-story buildings, too thick load-bearing walls are not required;
 • absence, which pose a danger primarily to children and the elderly. Buildings no longer have this advantage - but for them it is possible to provide for the placement of children's rooms for older family members on the ground floor;
 • relatively small load, thanks to which less time and money are spent on the construction of the foundation. For the same reason, such buildings - especially lighter one-story houses made of timber - can be built on any soil;
 • increased heating efficiency- both air and water;
 • simplified execution repair work - especially outside.

Among the shortcomings of such a building, it is worth noting its big size in terms of comparison with multi-storey housing. A house with one floor will be longer and wider than a two- or three-story version. As a result, the area of the site will be seriously reduced. In addition, the size of a one-story building is often limited by the relief of the territory - for example, a ravine or a beam.

Photo projects of one-story houses and an increase in space

One of the main tasks of the owners of a one-story building is the layout of the premises on the available area. The large size of the building or a small number of residents makes it possible to simplify the design by placing rooms in much the same way as in a city apartment. However, the plan of a one-story house 6 x 6 or even 8 x 8 in the presence of 4-6 people in the family requires an expansion:

 • the basement floor, on which utility rooms are most often arranged;

 • the construction of an attic, which, in terms of time and money, is a cross between the second floor and an ordinary roof, but provides from 50 to 90% of additional space for bedrooms, an office or a nursery;

 • device pitched roof, allowing you to use part of the attic for storage or working area. In fact, it will be the same attic, but with a smaller percentage of space increase and reduced construction costs;

 • a flat roof, which, as the photos and plans of one-story houses show, can become a place for games (of course, with the installation of reliable fences around the perimeter) and summer holidays - right up to the location of a barbecue area there.

Another option for expanding the area are plans for one-story houses with a garage - although with their help it does not become more space for housing, however, space is saved for accommodating outbuildings. As a result, the building may big sizes for a similar area. At the same time, the garage can be made heated or simply equipped with an additional entrance directly from home, improving the comfort of using the car in the cold season.

In the article, we will take a closer look at domed houses: projects and prices, photos and recommendations from experienced specialists. The knowledge gained will be useful in choosing the methodology by which the building will be erected.

Plan of a one-story house 8 by 8 with a basement: extension down

The main feature that distinguishes the plan of a one-story house 8 by 8 m with a basement from the same buildings without a basement is the expansion of the area down towards the foundation. Because of this, the foundation construction process requires more time and expense. However, the result is additional space that can be used:

 • to increase the economic zone by placing a room on the basement floor, a boiler room or a sports hall;
 • to expand the living space - the bedrooms located in the basement are cool in the summer and elevated compared to the first floor.

Sometimes the basement plan of a one-story 8 by 8 house even includes a small pool, for which there would not be enough space even in a larger building. And the only serious disadvantage of such a design solution is the increased requirements for waterproofing. If the waterproofing of the basement floor is incorrect, it will not be possible to place living quarters on its territory.

One-storey house 10 by 10 meters with an attic: layout with upward expansion

For a relatively large one-story house 10x10, the layout of the rooms suggests a lot of options. The premises for which there is enough space in such a house include from 2 to 4 bedrooms, a spacious kitchen, most often combined with a living room, a bathroom and a pantry. But, even if such an area is not enough, the building can be expanded - this time upwards. The attic floor is ideal for a homeowner who cannot afford to build a two-story home.

The advantages of choosing an attic floor include:

 • rational use of the under-roof space, on which a residential or economic zone will now be located, and not an ordinary attic;
 • a small load, which is provided by the layout of a one-story house 10 by 10 m with an attic on the foundation and soil;
 • savings in building materials compared to a two-story building.

In this case, the expansion of space can be significant. Even a house with gable roof, under which the attic is equipped, increases the area by 50–67% compared to the first floor. For a broken roof, the increase will be from 80 to 90 percent, although it will also require high costs for the truss system and roofing materials.

A properly designed layout of a one-story 10x10 house will allow a family of 5-6 people to comfortably accommodate in it. In this case, the total area of the building will be at least 140–150 sq. m. m, even taking into account the flight of stairs. And the maximum size can reach 170-180 square meters. m - enough even for two average families of 3-4 people.

Plan of a one-story house 8 by 10 meters with a garage: extension to the side

Even in a building with one floor, a small heated garage can be provided. The result will be the following benefits:

 • no need to build a separate building for the car;
 • additional convenience of using the car. Having made a project of a one-story house 8x10 with a garage and an entrance inside the building, it is not necessary to dress when getting into a car in the cold season;
 • improving vehicle safety;
 • an increase in the likelihood that vehicle will start in any weather.

If there is not enough space in the house even without a garage, this room can be taken outside - leaving it under the same roof, but located outside the territory of 8 x 10 meters. The result is savings compared to a free-standing building for a car. It is also worth having a garage separately if there are two or more cars in the family. In such a small house, there is not enough space for them, even if you make an attic.

Main Feature buildings with a built-in or adjacent garage is the ability to place a car under one roof with living quarters. This is easy to do for flat or gable roof. A certain problem is only a broken roof, the angles of the slopes of which do not allow them to be extended to the garage. And in order to figure out what a building with a garage will look like, it is worth considering first a 3D project of a one-story house 8 by 10 m, visualized using a computer program.

Expanding the space in a one-story house of any size is not necessary using only one method. An excellent option would be to use several methods at once. For example, the construction of a building that will have a basement, an attic, and a garage attached to the main premises.

Rules for designing one-story houses

In order for the layout one-storey cottage was done correctly, and it was comfortable to live in such a building, you should be guided by certain recommendations for the location of rooms and other elements. So, for example, it is desirable to divide the space into two parts - an economic zone and a residential one. The first consists of a pantry kitchen, a boiler room and, if there are such rooms in the house, a laundry room, a workshop and a garage. The living area includes an entrance hall, a living room, a dining room, a veranda and a bathroom - the so-called "day part". The "evening" rooms include bedrooms and a sanitary unit located in the attic.

To reduce the cost of the residential part of the building, the area of the corridors and should be reduced. To do this, they can be combined with a living room or even a kitchen. And the kitchen will be convenient to use if it is located next to the dining room and living room. Or, again, unites with them in one common room. The combined kitchen, dining room, living room and hallway are located in the same space, not divided, and save building space.

If several people live in the house couples(for example, three generations at once) each of them should have their own bedroom. And on the attic floor there should be a second bathroom, which makes it possible to simplify the implementation of hygiene procedures. In this case, it is recommended to make two or three separate entrances to the house, located closer to the part of the house that is intended for their part of the family.

For a flight of stairs, natural light should be used - for this they are placed next to the windows. When designing a structure for moving between the first floor and the attic, you should determine its location. Most often, the staircase is arranged in the hall or corridor. Less often, a separate part of the room is provided for it. And sometimes the passage to attic floor arranged from the living room or dining room.

Conducting engineering networks and communications in the building

For supporting comfortable conditions for living in a private one-story house, communications must be carried out. First of all, water supply provided by a centralized water supply, own well or. For the latter option, a pump, filters and a reservoir for storing a supply of liquid are necessarily provided. And the pipes of cold and hot water (in the presence of centralized water supply) are located one above the other - the first under the second. Thus, condensate from the cold water supply will not enter the DHW pipeline,

Sewerage for a country house assumes the presence of local treatment facilities -. Such systems are safe and do not require the constant call of vacuum trucks for cleaning. The location of the wastewater tank is no closer than 4–6 m from the residential building.

As heating system a private one-story building most often uses a boiler and a closed loop of pipelines with water or another. heating equipment can run on gas (if there is a centralized supply of this resource), on solid, liquid fuel or electricity. The first option is the most profitable, the last is the safest. And the use of fuel oil or coal, although it complicates the use of the heating system, it provides maximum energy independence - no communications are required for the operation of such equipment.

To provide a home with electricity, you must first perform a consumption calculation, conclude an energy supply contract, conduct wiring in the building and connect to the network. In this case, one of two types of connection can be used - air and underground. Running cables underground is a less profitable option, but safer. Overhead wires run to the house faster, but can ruin the appearance of the building, and are practically not protected from a break.

Plan of a one-story house up to 100 sq. m - a solution for a small family

Projects of one-story buildings up to 100 sq. m are designed for small families of 3-4 people. They are also the best option and, if necessary, place housing in a limited area. In this case, the total area can be increased in the usual way - with the help of attic and basement floors. Such a one-story house with an attic area of up to 100 sq m will provide comfortable accommodation for up to 6 people.

Despite its compact size, from 2 to 4 bedrooms can be located inside such a building (two on the ground floor, two on the attic). And as materials for building a house can be used and standard brick, and aerated concrete or foam concrete blocks and even a tree. Buildings made of glued laminated timber can serve their owners for several decades.

Plan of a one-story house 6 by 6: organization of space

Application lumber technologies construction - one of the most popular options for implementing the plan of a small house 6x6 m with one floor. A small building will practically not take up space on the site. And if there is an attic, it will provide accommodation or recreation for a medium-sized family.

The advantage of this option is:

 • minimal construction costs due to savings on materials;
 • fast construction of an object that can be put into operation in 30–50 days;
 • aesthetic characteristics of wood, allowing you to do without.

However, a 6x6 m house plan with an attic floor does not necessarily involve the use of wood. The building may be made of any other suitable materials. A good option are also providing high speed works and high thermal insulation characteristics walls.

Because of small sizes At home, almost the entire residential part is located in the attic. The first floor is designed for the kitchen, bathroom, dining room and living room. Sometimes downstairs there is enough space for a small bedroom. If the family consists of only two people, it is allowed not to make an attic - although the total area of such a house will not exceed the size of an average one-room apartment.

Plan of a one-story house 9 by 9 and planning possibilities

The currently popular layout of a one-story house 9 by 9 m provides for the placement of rooms, also designed for a relatively small family. So, on the first floor of the building, normal living conditions are provided for no more than 4 people. If there is an attic, at least six people can be accommodated here.

The standard arrangement of rooms in such a building is approximately the following:

 • in the lower part there is a kitchen, a bathroom, a boiler room, an entrance hall and a dining room. If necessary, an office is also located here;
 • on top there are 2 large or 3 small bedrooms, a nursery and;
 • the second bathroom can also be located in the attic.

Due to the sufficiently large area of the lower part, a compact bath and a pantry are easily accommodated here. On the side, you can place a closed veranda, further increasing the area of the building. Although you can put it on the territory of the house, as well as a small garage for one car.

Layout of a one-story house 8 by 10: room placement features

Dimensions of 8 by 10 meters provide approximately the same planning opportunities as a 9 by 9 house. The only serious difference is that when placed inside the garage building, it will occupy a smaller area - not 3 x 9 m, but only 3 by 8 m. The territory of the house , like any other one-story building, is divided into two functional parts - residential and utility. At the same time, the first floor will be enough for 2-4 people. Although most often the building is performed with an attic. If there is no need to use it as a residential area, they simply do not conduct a heating system inside, using the attic floor only in the warm season.

Features of the layout largely depend on the number of residents. For four, it is enough to place two bedrooms in the attic. For six, it will take three. One of the bedrooms can be left on the ground floor, although there is enough space on the attic for the entire living area, except for the living room or dining room. The standard plan of a one-story 8x10 house with an attic may also include a children's room. And, if a building of this size is used as a summer residence, the attic floor may not be separated by partitions at all. Plan country house 10 x 8

Much attention when planning a house or a 10 by 10 cottage with an attic should be given to the living room. It is often combined with a dining room and kitchen. And the result is the ability to accommodate a significant number of relatives or friends in a common room.

Projects of one-story houses up to 150 m 2: photos and features

Almost any layout of a one-story house with an area of 150 sq m will accommodate the following types of premises:

 • at least 3 bedrooms (sometimes 4 or 5 if the house has an attic);
 • large living room, dining room and spacious kitchen area from 8 to 15 square meters. m. The same premises can be combined into one common;
 • two bathrooms - the first downstairs, the second in the attic.

The placement of other rooms is strictly individual. If there is a person working at home in the family, an office may be included in their composition. On the ground floor there is a bathhouse, a boiler room and, sometimes, a garage. Although the building with a total area of 120 to 150 sq. m in general there may not be an attic.

Plans for a one-story house 10 by 12 and 12 by 12: a good choice for large families

In most cases, on the plan of a one-story house with three bedrooms 10x12, there is a spacious living room, a bathroom, a dining room and an office. Some rooms can be combined. For example, the kitchen and dining room will provide more space if there are no partitions between them. And for an additional increase in space, it is worth considering the location of the living area in the attic. Here, it would also be appropriate to look at another sanitary block for storing things that are not suitable for the season.

When planning buildings of this size - while the parameters of the house may slightly change up or down (approximately the same planned buildings of 10 x 12 meters) are guided by the following factors:

 • the location of the rooms along the cardinal points. It is desirable that the walls of the nurseries and bedrooms looked south, and most of their windows - to the west, so that the morning sun would not wake up the residents too early;
 • rooms of the "day zone" (living room and dining room) can be located closer to the exit or to the veranda, if it is included in the plan;
 • the shape of the premises should be rectangular.

It is undesirable to make any of the bedrooms or the living room walk-through. And the calculation of the optimal area is carried out in accordance with the norm of 8 square meters. m per child. For married couples, a bedroom of about 15 square meters is sufficient. m. If the building is home to 2 families, you can provide for it a separate entrance.

Any layout of a one-story house 12x12 m chosen according to a typical or individually developed project is an excellent opportunity to arrange rooms in accordance with the requirements of residents and recommendations of specialists. Features of this building:

 • comfortable accommodation from 2 to 6 people even without an attic floor;
 • convenient location of the living area in the upper (mansard) part and utility rooms below;
 • the possibility of temporary use of the attic only in the summer, and, with an increase in the size of the family, the transfer of its premises to a fully residential area.

The dimensions of a one-story house 12x12 m allow you to place inside a veranda, a garage for one car, a workshop, and a boiler room. There can be two or even three bathrooms for such a building - if the number of married couples living here permanently is also three. At the same time, a separate entrance can be made for each family. After all, with a sloping roof, the total area of the house can exceed 200 square meters. m, that is, to be approximately equal to three 2- or 3-room apartments.

Plan of a one-story house 11 by 11 and a variety of options

A spacious one-story house 11 by 11 m with an attic can easily replace at least two full-length city three-room apartments. If you add a basement floor to the attic, the building will allow a family of 6-8 people to comfortably live in it. At the same time, each couple will have their own bedroom, and the child will have a nursery. The average size of the living room of such a house is from 20 to 30 square meters. m, kitchens - at least 10 sq. m. Due to the fact that the presence of an attic allows you not to save on space, in the economic zone you can provide a small and even a garage built into the house. And the addition to the residential part will be an office and a spacious veranda.

Projects of this size are rarely used for suburban construction. But, if an 11 by 11 cottage is still being built, it is not necessary to provide for an attic in it. For a large private house, the attic floor is almost mandatory, as it allows you to more efficiently use the under-roof space. Most of the projects involve the creation of an attic, making the house almost two-story.
