The general description of the complex is always given rather dryly - only the most basic information. You can always get acquainted with project declarations, a sample of DDU, fresh photos from the construction site. But you will have to find out about the terms of the installment plan from managers - this information is not available on the site.

LCD "Quartet" is quite actively discussed in the group "VKontakte". Basically, the focus of interest holders is the infrastructure (current and future) and the development of the surrounding area. The construction technology is clear and does not raise questions - reinforced concrete panels, Rockwool insulation, plaster and painting are used.

To assess the quality of construction, I read reviews about the inspection of apartments in the first stage of the residential complex "Aurora", which was accepted at the end of 2013. Customer reviews are mostly good. Many accepted the apartments immediately, without compiling an act of imperfections, someone eliminated the shortcomings right during the inspection.

Disadvantages that have been mentioned several times: no cold water, too hot in the apartments, low-quality thresholds at the entrance to the bathroom / toilet, elevators do not work - in general, a fairly standard set, nothing serious. One of the equity holders noted that this is the second apartment he has purchased from LSR Group, and compared to the previous time, the quality of interior and entrance doors, as well as fittings, has been improved.

By the way, in the group of LCD "Aurora" you can see real photos of apartments taken by equity holders during the inspection - I liked everything, pleasant colors of wallpaper and linoleum. The only thing I want to emphasize is that you should not expect high-class finishes from LSR Group. This is a typical economy using domestic materials.

According to the technical description, which I downloaded in the VKontakte group, the interior decoration of the Quartet residential complex will include:

Successful layouts, which are sometimes found in the houses of the LSR Group, as a rule, are snapped up in the very first days after the opening of sales. However, even today in the residential complex "Quartet" you can buy a spacious three- or four-room apartment.

Apartments and prices

Now on sale a large selection of three- and four-room apartments. There is still, albeit a small, choice of "kopeck piece". There are almost no one-room apartments left (there are several apartments on the 1st and 13th floors), but they are always taken apart very quickly. Apartments are currently available in buildings 3 and 4. The first and second are almost completely sold out.

It is possible to buy housing in installments: for buildings 1 and 2 until September 2015, for buildings 3 and 4 - until March 30, 2016. The price per square meter when buying in installments will be about 15% more expensive.



The logic of payment, for example, when buying a 2-room apartment, is as follows. The amount of the first installment can be any, but not less than 10% of the cost of the apartment. Based on the amount of the first installment, the number of meters that can be bought for this amount is calculated (at a price of 85 thousand rubles per "square"), all remaining square meters are paid in installments already at a cost of 100 thousand rubles per square meter. m, i.e. 15% more expensive. The scheme is flexible and convenient.

Office visit

In St. Petersburg, several sales offices of the developer are open seven days a week, and more recently they have begun to open consulting points at the sites. LCD "Quartet" was among the first "lucky". Offices work seven days a week, but you need to make an appointment for a manager’s consultation in advance, like a doctor’s appointment – ​​strictly for a certain time.

But you can come to the consultation center without an agreement for a certain time, although it is still recommended to call the consultant in advance - she may not be there during business hours. The point works from Tuesday to Saturday: on Tue, Wed, Thu until 19.00, on Friday until 18.00, and on Saturday until 17.00, all days from 10 am.

Finding the residential complex "Kvartet" is very simple: you need to get out of the metro station "Kupchino" to Vitebsky Prospekt, at the very end of the underpass. In the case of the residential complex "Kvartet", the slogan "next to the metro" really means nearby, literally close.

In past investigations, I wrote more than once that the LSR. Real Estate - North-West" is distinguished by the high professionalism of sales managers and good service. This time I cannot confirm such an assessment, although, perhaps, there is nothing surprising in this. Typically, site consultants are inferior to their office counterparts.

Thanks to the good presentation of the residential complex "Kvartet" on the Internet, I had few questions, but the consultant did not answer almost any of them. But as a bonus, I received a number of valuable tips on how I should raise my child. Such is the service.

Social and cultural life

First of all, I asked a question about the prospects for building a wasteland on which the residential complex "Kvartet" is being built, limited by Cosmonauts Ave., Danube and Vitebsky Prospects. This topic is being actively discussed by equity holders, but there are still more questions than answers. I haven't been able to find anything specific.



It turns out that LSR Group builds only residential buildings in this project. The booklet draws a beautiful plan of the territory, which indicates a large school building, two kindergartens, two shopping centers, a sports complex, several residential buildings, and between Vitebsky Prospekt and the first two buildings of the Quartet residential complex there is some kind of “administrative building” (according to rumors from “ VKontakta”, it will be a low-rise hotel, but the manager told me that Zhilkom, RONO and similar institutions will be located here).

However, there is absolutely no clarity on who and when will build the specified infrastructure. In fact, there is no guarantee that all this will actually appear. To a direct question: “Can the development of the territory be delayed for ten years?” - I was told that it is quite possible.

Subsequently, I called the office and spoke with the sales manager, who gave me a more optimistic forecast for the development of events. She confirmed that the entire infrastructure would be built by third-party companies commissioned by the city, so LSR Group had nothing to do with this, however, she gave approximate dates.

Shopping centers and a sports complex promise in 2015-2016. Children's infrastructure should be built no earlier than 2016-2017, at the same time administrative buildings should be built on the site of the current garages, which stand along Vitebsky Prospekt on the border of the construction site.

The future residents of the residential complex "Kvartet" will definitely not suffer from the lack of shopping and entertainment infrastructure - the entire Balkan Square is at their service, to which you just need to go through the underpass. The choice of shops, cafes and entertainment on it is colossal.

The situation with children's infrastructure is more complicated. As I understood from the discussions on Vkontakte, equity holders do not particularly count on the prospects for its construction within the quarter, as they plan to send their children to already operating children's institutions in neighboring quarters, which are already overcrowded.

Throughout the Moskovsky district, the trouble is with schools and kindergartens, and in this part of it the situation is aggravated by the influx from Shushary (where the situation with gardens is even worse), whose residents, by hook or by crook, are trying to get places for their children.

The parking situation is also not encouraging. The construction of parking lots in this complex is not planned at all, and the number of open parking lots is not announced.

But the transport accessibility of the area is good, besides, it has improved significantly in recent years. New metro stations ("Volkovskaya", "Bukharestskaya", "Mezhdunarodnaya") unloaded the Kupchino station, exits to the Ring Road and the WHSD were built.

Quartet has a total of 107,000 m2, if counted together with commercial premises.

The name of the complex hints at the number of houses - there are four of them in the Quartet. The height of each is 25 floors. Two houses are going to be handed over by the end of this year, two more - in the middle of next. There are 2000 apartments in the complex, from one-room apartments to four-room apartments. The walls and ceilings of the houses are reinforced concrete, the facade is sheathed with Rockwool heat-insulating material. Pictures promise that the buildings will be colorful, quite bright. While they look faded, but it's too early to judge. The view of the "Quartet" opens immediately from - from it you can walk to the complex in about five minutes. True, these five minutes are unlikely to give you pleasure.

It is also evident that there is still something to work on, because the end of the year, for which the delivery of two houses is scheduled, is just around the corner. Meanwhile, the glazing of balconies has just begun, and it is not entirely clear what will happen to the color - so far these houses are gray-blue, without bright color accents. I would like to believe that accents will still appear. Theoretically, they should.

It is noisy at the construction site, and not only because of the special equipment - the noise comes from the nearby railway.

Behind the fence you can see an extension, from a distance resembling a temporary sales office. But no - there are no consultations on site. However, the nearest LSR office is not so far away - at 65 Cosmonauts Avenue. From the Quartet - 1.6 km and 20 minutes on foot.


Apartments and prices

The manager was kind to me, honest, but to get information about the complex, I had to ask question after question.

It turned out that there were only two odnushek left - in the third and fourth houses, which are rented in the middle of 2016. One of them, according to the young man, costs 4,350 thousand rubles for 39.5 m2, the second - 4,940 thousand for 49.5 m2. The manager gave me brochures with layouts, but he was in no hurry to show them exactly what kind of apartments they were talking about. By the way, I did not find an apartment with an area of ​​49.5 m2 in the booklet. Obviously, my interlocutor meant odnushka 49.4 m2.

Kopeck piece, as I understand it, was left alone - in the third house. With an area of ​​62 m2, it costs 6,546 thousand rubles. By the way, her layout is quite interesting: in a two-room apartment there are two bathrooms and a storage room.

There are quite a few leftovers. Even in houses that are rented out at the end of this year, there are three more options worth approximately 9 million rubles. Three-room apartments in houses that are rented out later cost about 2 million less - from 7 million to 7,680 thousand rubles with an area of ​​81.4 to 88 m2. The layouts are quite diverse, in all treshkas there are two bathrooms.

In October there is a discount - 2 thousand rubles per square meter. The manager called prices without taking it into account, with a strict percentage payment. According to him, LSR constantly arranges discounts and promotions - one ends, another begins.

A total of 15 banks provide mortgages for the residential complex "Kvartet" (which ones - depends on the chosen house). and the list includes and provides, in addition, a military mortgage.

Installments are provided until the end of construction.

In 2000 apartments - this is a lot. Kupchino is a district, of course, inhabited, with an established infrastructure. However, it is used not only by local residents, but also by residents of Shushary, who literally groan from the lack of places in kindergartens and schools. Meanwhile, the fate of two kindergartens and a school, which theoretically should appear near the Quartet, according to the manager, is still vague - the deadlines for completion are unknown, who will build it either: either LSR, or the city with the participation of LSR.

With parking spaces, too, not everything is smooth. The manager informed me that each of the four houses should have its own ground parking for 100 places. But in the VKontakte group of equity holders, I read that other LSR employees are not so sure that there will be four parking lots: the demand for them is supposedly not great. In the same group they write that the cost of parking places reaches 600 thousand rubles. The manager told me only the starting price - from 450 thousand. In addition, equity holders complain that the first parking lot is not ready yet, although LSR's customer service reports that it has already been built.

So what about garages? The land below them does not belong to LSR. According to the manager, the lease agreement with the owners of the garages expires at the end of the year, but it is not known how soon the garages will be removed.

The territory of the yard will be open, but a concierge service with a video surveillance system is promised.

In the houses, again, according to the manager, there will be wheelchairs. Commercial premises will be located on the first floors. This, in my opinion, is very good: of course, around the Kupchino metro station there are a lot of shops and large shopping centers, but the path to them from the complex is not yet very pleasant.

The LSR yard will be landscaped. How? You can look at the example that the company is building in another part of Kupchino - in the area of ​​Glory Avenue and Bucharestskaya Street. There is also a showroom where it is possible to evaluate the finish - in "Sofia" and "Quartet" it will be similar.

But I did not understand in which house the showroom is located. I had to call the phone, which was marked on the construction fence. At the LSR office, they were surprised at my call and said that you still need to sign up for the tour in advance. The next free time is in 20 minutes.

In anticipation of the promised tour, I walked around the territory of the residential complex. It is not fully landscaped yet, but the children's and sports grounds are already ready and look very decent.

At the entrance to the house, I met a realtor who led clients with her - potential tenants, two enthusiastic young people.

There was no tour of the showroom as such. A female consultant was sitting at a table in one of the rooms, ready to answer my questions, but she left me to walk around the apartment on my own. According to her, the decoration in the "Quartet" will be done in the same colors and according to the same principle as in "Sofia". Entrance doors, as in "Sofia", will be metal, domestic production, wallpaper - light, paintable, in the rooms on the floor - linoleum, in the bathrooms - ceramic tiles. Plumbing - partly imported, partly domestic (toilet and faucets, as I understand it, imported, iron bath and sink - domestic).

But the heating layout in the two complexes will be very different: in "Sofia" it is modern, horizontal, in "Quartet" - classic risers. The ceilings in the "Quartet" are lower than in "Sofia" - 2.65 m.

Unfortunately, the showroom is located on the first floor, so I could not evaluate the glazing of the loggias. In general, the finish seemed ordinary to me. Considering the prices for apartments and the fact that it is impossible to refuse it, it could be more interesting. Obvious shortcomings that caught my eye - crooked sockets and not very neatly laid tiles in the bathroom.

It is worth noting that there are many complaints on the Internet about the quality of finishes, as well as poor sound insulation and cold in apartments from LSR.


A little about the future

The location of the "Quartet" seemed ambiguous to me: on the one hand - good transport accessibility, on the other - the place is uncomfortable. Near the complex, in the alignment of Svirskaya Street on Cosmonauts Avenue, until recently there was a free patch of land. Decided to find out what was going on. It turned out that the Arkhangelsk developer Akvilon-Invest bought a plot of 0.5 hectares and is going to build a residential complex there. Details are not yet known. But this means that construction will continue for quite a long time near the Quartet, and the load on the Kupcha's infrastructure will increase. So the emergence of kindergartens and schools near the "Quartet" would like to somehow speed up.

The complex is easy to get to. But in order for this place to become pleasant for living, it is necessary to demolish the garages and improve the territory they occupy, and when all this will be done is not clear. The ecological situation leaves much to be desired - there are major highways and the railway nearby. There are not enough parking spaces for 2000 apartments. The courtyard will be open for people and cars - this is a definite minus, especially when you consider that the public around the Kupchino metro station is very different. Prices for a panel house are high, and the finish hardly justifies them. Of the pluses, it is worth noting the proximity of the metro, all kinds of shops and shopping and entertainment centers, as well as the fame of the developer. At the same time, there are suspiciously many complaints about the quality of his work on the Internet.

It is not very clear, where does the court - plus or minus??? Here is the fact that the metro line passes right under the complex - this is already another calico ... Now I looked at the map - right under the middle house there is a "blue" branch, the Zvezdnaya-Kupchino stretch. Will there be soil movement in a couple of years, soil subsidence due to vibration? Still, the houses are high-rise, and their pressure on the soil is serious.

Tamara intrigued me with her information about underground metro tunnels. I can reassure you, I have been watching for a long time, these houses have been standing for a long time, I often drive by by car, and I still have not seen any signs of influence, not a single crack on the facades. I'm only concerned about the height of the buildings, I'm more concerned about the operation of elevators and the water pressure in the pipes on the upper floors. If you already live in such a high house, then it is better to live higher in order to see city, enjoy the sun.

Anna, don't worry about the water pressure on the upper floors. In such high-rise buildings, the distribution of water is not the same as in the ancient "Khrushchev" or "Stalinka". Water comes from above, and it is on the upper floors that the best pressure and the hottest water are. And in such houses, there is not one elevator for each front door, but, as a rule, at least two or even three, one of which is freight. It is even theoretically difficult to imagine that all three elevators would fail at once! In "Quartet" relatives bought from us, but have not yet settled (they are from other cities). And just on the penultimate floor. When they drive in, I can definitely say what is there with elevators and water. But for some reason I am sure that it is no worse than in other new buildings, and even better. We ourselves live in a house from LSR, there are no large stocks either with water or with elevators.

The developer is well-known, it will definitely solve the problem with water, otherwise it will be “more expensive” later, the residents will be tortured) The house is located in a wonderful place, there are no problems with social infrastructure, even with a large selection of options) transport is also in order, 5 minutes to the metro, before the public is the same story, many are worried about the environment. I do not think that this is the worst option, it can be worse. Where is good transport interchange, hardly worth it expect clean air. I also liked the facade of the house, it looks very bright and unusual, I have not seen such projects before. The area around the house is also well landscaped.

I live on the 25th floor of this residential complex. Yes, the water pressure is not very good here, you can postpone the massage shower: the default plumbing can’t even cope, and sometimes when washing, you need to hold the faucet / shower switch with your hand, for the latter there is not enough pressure and it turns off.
The elevators work, it got stuck only once for a minute, it is inconvenient that there is only one button to call them, and according to the law of meanness, a non-cargo elevator arrives if you are standing with a stroller or something else).

From the side of Vitebsk, even on the highest floor, there is dust and dirt on the windows, I wash them once a week, but every time it feels like they haven’t washed for a year. Consider apartments overlooking the courtyard, and very good houses, the apartment is warm in winter, water and elevators work properly.

Persistent problems with water supply. Turn off the water for a day, both hot and cold, in the order of things. Periodically breaks through pipes, announcements of emergency work can not be removed. Power outages and non-working elevators complete the program of caring for residents.
