Came to Khimki at the turn of 2003-2004. with the idea to build a Residential Complex from scratch on the territory of microdistricts 6, 7 and 8 of Novokurkino. It would probably be an exaggeration to call this project grandiose, but it is pointless to deny that in terms of its scale, especially for its time, it was considered very serious. Surprisingly, only with the passage of time did it become clear what should have been obvious even at the design stages of the residential complex - it is not enough to build good houses without taking care to provide them with the necessary social infrastructure to a sufficient extent. “Everything you need for a comfortable life in the city” - the official website of the Complex is decorated with such a slogan, but this very “everything” is still far away here. In addition to the schools already existing in the area, PIK built one new one, designed for 1,050 students. With kindergartens, things are more tense here - those that work cannot cope with the influx of applicants, and those that have yet to open will not make the weather summer.

Nevertheless, the Company's pricing policy allows a wide range of people to consider buying an apartment in the microdistrict, and peace of mind from understanding that they will have to deal with Developer No. 1 is also a stimulating factor.

At the same time, the inter-apartment walls are built from cellular concrete blocks, and the intra-apartment partitions from gypsum tongue-and-groove slabs. From the apparently “super-efficient” one, the speed of construction of such houses stands out here, in this case, a little more than two years are allotted for the turnkey construction of each of the three buildings mentioned, which are 24-storey single-entrance towers.


The height of the ceilings “clean” is 2.72 m, not all apartments have balconies, a variety of areas, the absence of “under-apartments” and rich choices are the key features of this series of houses.

It just so happened with us - the larger the project, the more confusing is the tangle of problems associated with it. There are obvious advantages on one side of the scale: a reputable Company builds modern houses, offering to choose from the many options presented in them the one that suits you. At the same time, the prices cannot be called predatory in any way - everything looks quite decent and corresponds to the announced quality, location and pricing of this area, which in many ways is only conditionally considered regional. Stagnation in sales? Nothing of the kind, here everything is sold out very smartly - an apartment in a new building for reasonable money, why not? And here the counterbalance comes into play in the face of the headache that struck the microdistrict, associated with a clear lack of social infrastructure facilities. Over time, part of the problem will be solved, but far from being completely solved for one simple reason - there simply won’t be places for the construction of additional schools, kindergartens and clinics, only houses-houses-houses are stuck around. Although no, why, in fact, only at home - cars will spend the day and night on the sidewalks and lawns - not everything is in order with the parking lots here either. What, he's so bad, md. Novokurkino, and hopeless? Not at all, it's just ambiguous. PIK did not undertake to build institutes and universities here, so no matter how cynical it may sound, if you already have adult children or no children at all, then the problems described above will not affect you much. In addition, many residents of the microdistrict will be lucky with getting into schools and enrolling in kindergartens. And he knows how to build PIK, everyone who bought them here and will buy them will receive apartments on time. And this is precisely the issue that worries equity holders first of all, such is our mentality - we know WHAT and from WHOM we bought, and only then we start thinking about WHERE we bought it.

Much has been said about the project in previous opinions. Here it makes sense to talk only about the changes that have occurred since the last writing.

There are 6 buildings under construction. A year ago there were 10 of them. Some are rented at the end of this year, some at the beginning of the next. PIK Group of Companies sometimes postpones deadlines, for a quarter or two. Most buyers don't see this as a problem.

What can be said with certainty is that the developer has been working on the market for a long time and is not going to leave. Periodically, the company is noted at prestigious awards. This year (as in previous years), in terms of construction volumes in Russia, PIK Group occupies the second place, second only to LSR.

The last apartments from the developer are on sale. In total, there are no more than 10 apartments in buildings 1.1-.1.3 and 67. The mortgage applies to them. In terms of installments, PIK Group of Companies has always been distinguished by short terms, 3-6 months. Therefore, despite the fact that the houses will be handed over soon, installment plans are still available to buyers. When the project is completed, it will be a bit of a pity, because this is the largest project in Kurkino.

Even in an airplane flying over the Moscow region, you cannot confuse the typical “Peak” facades with any others. These are such juicy green and bright yellow colors that wander from project to project. For the mass market they look good. The area will soon be complete. On the other hand, the population density will increase, and nothing can be done about it.

Most of the Novokurkino high-rise area has already been built up by the PIK Group. At the end of the 1st quarter of 2017, 10 planned houses remain undelivered. All of them are at different stages of completion - from work at the level of the foundation to the completion of finishing. In February of this year, at a meeting of representatives of the Khimki administration with residents of the new district, it was promised that after the commissioning of these houses, new residential buildings in Novokurkino would no longer be built.

This question is really burning for local residents, since dense building development in the area gives rise to a number of serious problems - the lack of a sufficient number of parking spaces and congestion of social infrastructure facilities. As part of the project, 3 schools, 4 kindergartens, a children's and an adult polyclinic have already been built. But these facilities are not enough for the residents of the new "city within a city".

The overpopulation of the area also affects its transport accessibility, which is already far from ideal. Traffic jams are growing on both Novokurkinskoye and Leningradskoye highways leading to the Moscow Ring Road. There are no railway stations, let alone subway stations, near the complex, so all Novokurkino residents working in Moscow travel to the capital along these highways.

The price of housing also seems to be somewhat overpriced. Taking into account all of the above and the fact that the residential buildings in Novokurkino are mainly panel houses of the old KOPE-M-Parus series, in Moscow, for example, no longer used and considered obsolete, the prices for apartments in the Novokurkino residential complex seem to us overpriced. In a house with a deadline in 2019, prices for the smallest studios in terms of area start from 2.7 million rubles - this is currently the most affordable offer in the complex. For this money, you can also look for more interesting offers in locations near Moscow, including in Khimki themselves.

The positive aspects of the project include proximity to the Moscow Ring Road, which is about 2 km from the Novokurkino residential complex, the presence of large shopping centers nearby, and the name of the developer. PIK Group has a generally positive reputation on the market. She received an A+ rating on the site. Already put into operation, the houses of the residential complex "Novokurkino" were commissioned on time or with minor delays. At the same time, the construction of four regular buildings is underway. Another question is that there is a certain imbalance: houses are growing like mushrooms, and the social infrastructure is not keeping up with them, which causes fair complaints from residents. New schools and kindergartens are overcrowded, the promised adult polyclinic has not yet been built, and the children's clinic is not fully functional. In addition, there are precedents when previously declared objects of mass use are subject to reduction.

For example, in the media and on the forums of residents Novokurkino For more than a month now, the topic of building additional houses in the 6th and 7th microdistricts has been actively discussed. For the sake of erecting new 25-story buildings, the construction of a large sports and recreation complex, a multi-storey parking lot, etc. has been canceled. The goal of the residents: to cancel the compact development of the microdistrict and to force the developer to build previously planned socially significant facilities - has not been achieved at present. It is clear that the construction of new houses will entail, among other things, an increase in population density in Novokurkino, and this will be expressed not only in the overload of social facilities, but also in traffic jams, more cars in the yards, etc. It must be admitted that the new microdistrict has problems in terms of transport. Novokurkinskoye highway is overloaded during peak hours, Leningradka is constantly stuck in traffic jams. Even the opening of the M-11 toll highway did not save the situation. In any case, with regard to Khimki, residents of the western part of the city, with all their desire, cannot use the toll highway, since it runs east of the settlement. In general, the situation on the roads, to put it mildly, is not improving, as there are more and more cars every year. And for newcomers Novokurkino in this case, there are no optimistic prospects.

The question of the emergence of a surface light metro station in Khimki is still stalling. Now 2017 is being called as the date when this project will finally be implemented. According to Khimki officials, the process is being hampered by the Moscow authorities, who have not yet decided on the issue of connecting a surface metro line to the station.
