What do you need to set up a hostel? Is it possible to open a hostel in an apartment? What documents do you need to prepare to open

Despite the fact that hostels have existed for more than a century, they appeared in Russia relatively recently. At its core, a hostel is a hostel, but not a service one, where workers or students are accommodated (although they also use the services of modern hostels), but private, for everyone. This is housing where not a room is rented, but a bed: in the living quarters, several beds are arranged for the inhabitants, and the toilet and bathroom (or shower room) are common to everyone.

Hostels are of little use for a long comfortable stay, but they have one undoubted advantage - cheapness. A bed in such a hotel costs several times less than in a regular one. Accordingly, the advantages of hostels can be appreciated by a variety of people:

  • travelers and tourists (especially those who do not use the services of travel agencies, but prefer to choose the route themselves);
  • correspondence students who come during the session to take exams;
  • employees of organizations on short-term business trips.

In a word, a hostel is a good option for those who need a roof over their heads for a short time, a place where you can sleep, wash up, and relax in between chores.

How to open a hostel in Moscow without breaking the law?

Now hostels are becoming more and more popular. They can be found in almost every city. At the same time, Moscow is the center of Russia, the center of places to study, work, business activity (and tourists in the capital will always find places to go and see). That is why the question of how to open a hostel, especially relevant in Moscow. Accordingly, we will focus mainly on Moscow standards - it’s good that in relation to hostels they practically do not differ from those in other cities.

To avoid this, you can register:

  • one of the forms of partnership (full or limited);
  • public or non-public JSC.

With regard to the hostel, it is most convenient to register as an individual entrepreneur or open your own LLC. The latter is even preferable: in case of ruin, all losses will fall on the organization, and not on personal property.

Where to open a hostel?

But suppose the registration has already taken place, there is a certificate in hand, a certified copy of the charter is in the folder, the seal has been ordered and received. What will be required next?

First of all, you will need a living space in which the hostel will be located. The following options are available here:

Don't know your rights?

  1. Build a building from scratch. This is the most expensive option, but the most promising in terms of business: you can initially plan the premises for a hostel, place living rooms, showers, toilets, etc. in a way that is more convenient. However, the absolutely prohibitive cost of land in Moscow makes this option extremely unlikely for an individual entrepreneur or a small company.
  2. Acquire non-residential premises and, after a major overhaul, convert it into a suitable for temporary residence. This option will also require considerable costs and approvals.
  3. Use existing apartments. This method is now spreading more and more widely.

In the event that a hostel is opened on the basis of an apartment, it will be necessary to somehow legalize its status for use in business activities. The easiest way here is for an individual entrepreneur: if the housing already belongs to the entrepreneur, he is legally entitled to use it for business activities, so no transfer to a non-residential fund or anything else is required.

In the same case, if the hostel is opened on the basis of an LLC or other commercial organization, you must:

  • transfer the apartment to the ownership of the company (by issuing it, for example, as a contribution to the authorized capital);
  • or conclude a lease agreement (even if the owner of the apartment and the sole participant of the LLC are the same person, since from the point of view of the law they are completely different persons).

Coordination and contracts with organizations

If the apartment is used as commercial housing, then before how to open a hostel, it will be necessary to coordinate this with the supervisory authorities and conclude a number of agreements.

The minimum required to be agreed upon is:

  1. Conclusion of the fire inspection on the safety of the apartment as a hostel. This is a necessary thing, because the owner of the hotel is responsible for the life and health of his guests. This conclusion is especially important if the room was being renovated and the load on the power grid increased: the slightest short circuit or heating of the wiring could well lead to a fire.
  2. Permission of the sanitary service of Rospotrebnadzor (formerly called SES). The sanitary condition of the hostel premises must comply with current standards.

In addition, by deciding how to open a hostel, will have to negotiate with other organizations. For example, you will have to conclude a separate agreement for waste disposal (MSW). Typically, such agreements are concluded with residents, but since the apartment will be used as a commercial hostel without permanent residents, the volume of solid waste will increase markedly.

It can be useful to provide residents with access to the Internet (via Wi-Fi or in another way). The popularity of such a hostel will be high, but the service requires an agreement with the provider.

Regulatory requirements for a hostel

Dealing with that how to open a hostel, it should be noted that since 2014, GOST R 56184-2014 has been adopted in Russia, relating to this particular type of housing.

To comply with this GOST, the hostel will need:

  • at least 4 sq. m of living space for each bed (including bunk beds);
  • a distance of at least 75 cm from the bed of the upper tier to the ceiling (respectively, three-tier beds in most apartments are prohibited);
  • not less than 2.5 m height in residential premises, 2.1 - in the halls;
  • at least 1 toilet, washbasin and shower for 15 residents;
  • mandatory allocation in addition to the bedroom as a common area for recreation, meals, receiving guests. Its absence is permissible only if the hostel has its own cafeteria or there are catering establishments within walking distance.

GOST also introduces norms for towels and bed linen: their change for residents should be carried out at least once every 5 days. However, this rule is valid only if the owner of the hostel generally provides residents with bed linen and towels without fail. The fact is that in this respect GOST is similar to the railway norms regarding reserved seat cars, where you can not pay for a bed and sleep on a bare shelf.

For hostel beds, the rules are as follows:

  • dimensions - at least 80 by 190 cm (it is also allowed to use double beds measuring 140 by 190 cm);
  • the distance between the beds is at least 75 cm.

The bed is provided with a mattress with a cover, a pillow and a blanket. Bed linen, as already mentioned, may be included in the cost of living, but may also be issued for a fee.

Finally, for each tenant there should be either a bedside table for things and clothes, or a separate section in the closet, equipped with a lock.

Hostel staff

Deciding how to open a hostel, the owner must take care of the recruitment of staff who will serve the residents. In principle, an individual entrepreneur may well do this personally - however, it is unlikely that an entrepreneur will be able to sit in a hostel without getting out, accepting residents. For a commercial organization, hiring staff will be mandatory at all.

In practice, the minimum staff for a hostel is an administrator and 1 or 2 maids who clean the premises. In the event that the hostel provides additional services (food, laundry, etc.), other workers may be required.

Each of the staff members will need to conclude an employment contract (See A sample of a standard employment contract with an employee for 2014-2015 (download the form)). In addition, the owner of the hostel is obliged not only to pay wages, but also to deduct money to pension and medical funds, as well as comply with the requirements of labor legislation.

A mini-hotel for 30-50 people - a hostel - will not bring passive income: the owner needs to meet guests himself, change toilet paper and generally actively participate in the work. But the hostel market is developing rapidly: in Moscow, from 2013 to 2017, their number increased 12 times - from, and there are more than 2 thousand mini-hotels throughout the country. At the end of October 2017, even before the final draw of the participating teams, the Moscow authorities reported that about 60% of the city's room stock was booked for the period of the World Cup, and there were no inexpensive options left in the center at all. Against the backdrop of falling real incomes, the demand for inexpensive hotels from Russians is growing: according to OneTwoTrip, from 2014 to 2017, the share of hostels and apartments in the structure of bookings in Russia increased from 0.2% to 6% - although they still lose in terms of audience to hotels , as follows from the data of Rosstat. Entrepreneurs told Inc. that opening a hostel will require from 1.5 to 5 million rubles, compliance with GOST, friendship with the Ministry of Internal Affairs, the Ministry of Emergency Situations and an administrator-guru of communication.

Where to begin?

You need to decide on - the choice of premises will depend on it. If we are talking about a small hostel focused on accommodating tourists, you will need a room in the city center. If the hotel is designed for workers and taxi drivers, you can look for options more and further from the center. If you need to "hook" for traffic - say, from a congress center - you will have to search in a specific area.

If an entrepreneur already has a premises, it would be wise to come up with a concept based on its features. So did the managing partners of the Subway hostel in the center of Moscow, Anton Obukh and Alexander Kozlov. Obukh and his mother had an apartment near the Pushkinskaya metro station - it occupies one and a half floors, and it has large corridors that I wanted to beat stylistically: someone compared them with metro tunnels. In addition, there are four metro stations near the hostel. This is how the name Subway and design elements were born, made in the colors of the Moscow subway lines. The living room was designed as a depot, to which the guest, as it were, "arrives" along the corridors-tunnels.

How to choose a room?

You will have to decide on the size of the room and its location - in a residential or non-residential fund. The non-residential fund needs to be adapted for living. But from the point of view of the law, the organization of hotel activities in the non-residential fund is more correct, hosteler Roman Sabirzhanov believes. Otherwise, it will be impossible to organize a coffee shop in parallel with the hostel. And for a hostel or a small hotel, selling coffee, pastries, breakfasts for customers is a significant part of the income,” says Sabirzhanov. On the other hand, the housing stock, according to all sanitary standards, is suitable for people to live in and you don’t have to worry that something will be violated in this regard.

Evgeny Nasonov

Head of the non-profit association "League of Hostels"

I do not believe in the effectiveness of hostels with an area of less than 120 square meters. m. From 120 to 200-250 sq. m. is rather a form of self-employment: you will not be able to hire a manager and go to Thailand - it will be your business. Professional business starts from 250 sq. m. On the other hand, 1 thousand-1.5 thousand square meters. m. - this is the maximum for a novice entrepreneur or for a person with not very much experience in this area. The history of Moscow hostels shows that large outlets do not work very well. If there is money for such a large facility, it is better to open a hotel.

In Russia, there is no law that would regulate the activities of hostels. On January 1, 2015, the specialized regulation “Services of accommodation facilities. General requirements for hostels ”(allows hostels to be placed in apartments if there is at least 4 sq. m per person, as well as a toilet and shower for every 15 people), but it is advisory in nature. This standard is included in the system of legislative acts and is valid until a different concept of a hostel is adopted as a law, explains Anastasia Khudyakova, a lawyer in the legal department of HEADS Consulting.

In Moscow, the authorities usually have no questions about hostels in non-residential stock, and you can work in apartment buildings if there are no complaints from neighbors - otherwise it is highly likely to close, says Yevgeny Nasonov from the League of Hostels. In general, the authorities of the capital are skeptical about hostels, Obukh says: “People, not embarrassed in expressions, declare that all these “brothels” will be closed.” But a mini-hotel in the housing stock requires less investment at the start, plus it allows you to implement the format of a “cozy elite hostel,” says Nasonov.

In St. Petersburg, I recommend opening a hostel in non-residential premises, excluding basements and basements, says Valery Ulitin, owner of Positive Group, which manages a chain of hotels and hostels in the northern capital, although in fact the lion's share of hostels in the city is located precisely in residential premises.

What about a hostel in a residential building?

There are three bills on this issue to the State Duma at once: two of them are prohibitive. All of them will be considered in the spring session of Parliament 2018, the hostels are waiting. The controversy around this issue has not subsided for several years. Respectable entrepreneurs suffer largely due to violations by less law-abiding ones - in particular, "rubber" hostels that register illegal migrants, or simply those who create inconvenience for residents of the house.

The hostesses are talking. that in a residential building it is necessary to find mechanisms for interaction with the public access. You should not open at the entrance, where at least one tenant will be against you. Sometimes hostel owners try to build good relations with their neighbors by improving common areas (as far as finances allow) or, say, by installing additional cameras.

How much will you need to invest in the launch?

To start in the non-residential fund, you need 5 million rubles, and in the residential - 1.5, hoteliers estimate. You can estimate the cost of the initial investment by multiplying the area of the premises by 16-18 thousand rubles - these are the costs of repairs, equipment and a rental deposit. Opening a capsule hostel will cost more: if an ordinary bed with curtains costs 5-6 thousand rubles, then a two-story capsule costs 40 thousand rubles, Evgeny Nasonov argues.

Obukh and Kozlov spent 2.5 million rubles on the launch of Subway: repairs and materials - 50%, about 40% more - equipment (beds, tables, chairs, reception, cabinets, washing machine, refrigerator), 10-15% - the rest ( paid consulting, website, primary promotion).

What repairs and equipment are needed?

Repair should be done taking into account the requirements of GOST. Yevgeny Nasonov advises not to overload the hostel: "If you can accommodate 35 people comfortably, and 50 - like herring in a barrel, it's better to make 35 places, it will be more cost-effective."

Anton Obukh says that they did not manage to do cosmetic repairs, they had to change the wiring, which was a blow to 100-120 thousand rubles. “You place strangers, you charge money for it, so if there are problems with electricity and communications, everything can end in fines or tragedy,” he explains.

Anton Obukh

Co-founder of the Subway hostel (formerly - Analyst of the development department of the Azimut Hotels chain):

Any hotel use of the object is the use of living people. Bad materials will not last long. If something can be broken, it will be broken. In addition, often people are not very careful about furniture and equipment, arguing like this: I paid for it, I can afford it. This is neither good nor bad, it just needs to be understood and remembered.

Entrepreneurs recommend not saving on mattresses - that is, on the quality of sleep. The founders of Subway bought the same mattresses from IKEA as they have at home, and in the very first weeks they received reviews that it was very comfortable to sleep (now the hostel is in the top 10 Moscow mini-hotels on Booking). Ideally, you can make soundproofing - at least to reduce the likelihood of conflicts with neighbors. We will also have to invest in the installation of cameras - this is a requirement of the anti-terrorist law. Be sure to put a panic button.

How to set up a business? What documents are needed?

Making a profit from hostels can go through or, says Anastasia Khudyakova. “Additional licenses for hostels are not required, however, checks by Rospotrebnadzor, the Ministry of Emergency Situations for fire safety and others are not ruled out. So, like any other consumer service company, it is necessary to comply with sanitary and hygienic, fire and other regulations,” she explains. For example, you will need an agreement with a special laundry, a general cleaning journal, medical books for employees, Nasonov lists.

In accordance with federal law, entrepreneurs who plan to open a hotel or hostel must send a notification to the Office of Rospotrebnadzor, the department itself emphasizes. You also need to inform the Ministry of Internal Affairs: all foreign and Russian guests must be registered. To get the right to do this, you need to register yourself - as a business.

In a number of regions (in particular, in cities hosting football matches), hostels are already required to undergo a classification procedure. Law on mandatory classification The State Duma adopted

It is worth getting acquainted with the inspectors of various regulatory authorities in advance and find out the requirements for the hostel. Most of them are reasonable: using the services of a special laundry, disinfection and others. Strange requirements can be asked to be submitted in writing - in 80% of cases this removes questions, says Evgeny Nasonov. If there are contacts in the supervisory authorities, you can ask them to check in advance whether all the rules are met in order to correct errors before opening.

Call a company dealing with fire safety - equipment and installation: they will consult for free (hoping for cooperation) or for little money.

“The general advice is to communicate more and more easily with the outside world. People share their experience, sometimes for free and willingly,” says Anton Obukh. There are groups on Facebook dedicated to the hospitality industry, there are industry events where experts from this field lead seminars - some of them free. Obukh advises visiting them and communicating with colleagues from the hotel business: although hostels have their own specifics, there are no differences in many respects - for example, in financial accounting - and the same problems arise.

Average prices

Inexpensive short-term accommodation without "star" aplomb is gaining momentum around the world, bringing homeowners a good income. Consider the approval procedure and all the documentation that is required to open a hostel in an ordinary apartment, in a non-residential premises, as well as the risks and nuances of each option.

Hostel as a business: are there any prospects?

Hostels are not mentioned in official Russian documents. Nevertheless, in fact, in our country, as well as throughout the world, they operate quite legally, and their number is growing every year. In the tourism industry, this is a well-defined concept: an inexpensive room for short-term accommodation of guests with the provision of the minimum necessary service (bed).

The hostel is not just a low-budget hotel. This is a certain philosophy and lifestyle. Many travelers cannot afford luxury hotels. Affordable alternative accommodations are popular with young people and those who prefer spending money on sightseeing and entertainment rather than luxury apartments. In addition, it is fashionable, fun, expands the circle of acquaintances and new experiences.

Quite a lot of people are wondering how to open a hostel in an apartment legally, but not everyone knows the answer to it. All because they did not study the information. To know the answer for sure, you just need to carefully read this article.

Hostel Disadvantages

Before you open a hostel in an apartment legally or not, you need to know all the disadvantages of this business.

The first thing I want to note is the presence of strangers in the same room. Not all hostels allow you to rent a room. Usually tourists are provided with a bed in a large room. Not everyone will be comfortable being with strangers in the same room.

Also, before you open a hostel in an apartment legally, you need to take care of a place to store valuables. For guests, a very big problem is where to leave valuables, because there are many strangers in the room.

In addition, a shared bathroom also scares off visitors to some extent.

  • Firstly, it is impossible to visit it, because there is always someone there.
  • Secondly, even with very good cleaning, it is unhygienic.

Hostels don't offer extras because it's a cheap place to stay, not a five-star hotel. And this upsets many visitors.

There is also a minus from the business side - it is quite difficult to find a room for a hostel. After all, it has special requirements.

The downside is that marketing alliances are very poorly developed in our country, although this practice is widespread in Europe. This is just an agreement by the hostel owner, for example, with the owner of a cafe working nearby, so that guests are provided with free or discounted breakfasts.

Another point to think about before opening a hostel in an apartment legally is the compliance of the room with European standards. Of course, there are no such standards in our country, but such compliance, although it will cost a lot, will quickly pay off with grateful guests.

Most entrepreneurs, after having opened a hostel in an apartment legally, decide that it is better to work without the help of intermediaries. At first, of course, yes, but over time, this can lead to a narrowing of the target audience and a small hotel occupancy.

Hostel benefits

Everything is clear with the shortcomings, but what are the advantages of this business? What you need to know before opening a hostel in an apartment?

The main reason why hostels are popular is the inexpensive cost of living.

You can rent not only a room, but also a bed. This is a great solution for solo travelers.

The main target audience is youth. This means that they will be interested in communicating and meeting new people. This means that they will not be embarrassed by life in the manner of a hostel.

Most often, hostels are located near the center, which attracts tourists even more.

What do you need to open

Of course, every novice businessman thinks about how to open a hostel in an apartment. You need to start by understanding the purpose of the hostel. It belongs to the tourism sector, and therefore it does not require many documents to open it.

First of all, you need to visit the tax office and register as an individual entrepreneur or as a limited liability company. After registration, you need to open a bank account, to which all transfers will be made.

It turns out that before you open a hostel from scratch in an apartment, you do not need to run around all kinds of authorities and collect documents. Nevertheless, there are several mandatory conditions.

  1. For each person in the hostel, a minimum of five square meters of living space must be provided.
  2. One sink should be installed based on six people.
  3. The toilet is designed for twelve people.
  4. One shower can be used by no more than fourteen people.

All the same applies to questions about how to open a hostel from scratch in an apartment. But there are some nuances there:

  • it is forbidden to use basements and basements for the hostel;
  • the room must comply with fire safety standards;
  • hostel owners must keep a migration record of foreigners.

That is, to open a business, you still need to obtain permission from the fire service and SES.

How to draw up documents

If registration cannot be done at the tax office, then you can turn to online services for help. Specialists will help to collect a package of papers required for registration, this saves a lot of time.

When the organization is already formalized, then the question of business support arises. With this, you can also contact accounting services. They will help you collect documents, save time and money. They are interested in customers, so there are practically no mistakes.

How to choose a room

Before thinking about how to open a hostel in your apartment legally, you need to analyze the territory. Naturally, it is best to open a hotel of this kind in the center. Especially if it's not the capital. The size of the room is chosen based on the number of beds. So, you can not make less than ten beds in a hotel. An ordinary residential apartment is perfect, subject to the footage. If we assume that the price per square meter will be in the region of fifteen thousand, then a three-room apartment for ten beds will be enough.

How to open a hostel in your apartment is more or less clear. But how to do the same in a separate room? This is also a good option. In this case, the possibilities increase, for example, you can rent several floors. The price per square meter is about the same as for an apartment, but you can find a room where they ask for ten thousand. Redevelopment, together with repairs, will cost eight thousand per square meter.

Against the background of all these calculations, the construction of a separate building, which will cost no more than six million, no longer seems such a crazy idea.

It is important that opening a hotel in non-residential premises complicates everything. For such a business, registration of an LLC, the presence of partners and an additional package of documents is required.

The algorithm of actions for opening a hostel in

apartment

Everything is not so difficult, you just need to follow a certain order. How to legally open a hostel in an apartment in Russia?

Before you rent an apartment for a hostel or use your own, you need to do some research. For example, to find out what kind of people live around, their social status, the transport interchange of the area, the location of the house itself, the presence of shops and other necessary institutions around it.

In order to correctly assess the competitiveness of the future hostel, you need to find similar establishments nearby.

Much in the hotel business depends on the neighbors. So that in the future the district police officer does not often go to the entrepreneur because of the huge number of complaints, you need to find a common language with the neighbors.

It would be nice to write a business plan: "How to open a hostel in an apartment." If it is correctly compiled, then the payback will take no more than six months.

When a place is chosen, they begin to deal with the arrangement. The first thing to do if the business is done in your own apartment is to withdraw it from the housing stock. If this is not done, then each guest will be required to sign a contract of employment. According to the rules of accommodation for hostels, there are no single rooms. For this reason, it is necessary to make a redevelopment. In connection with such problems, you need to think ten times whether it is possible to open a hostel in an apartment and whether it is necessary.

The nuances of redevelopment

As a rule, in such hotels it is customary to have a certain number of double rooms, and the rest of the rooms are occupied by bunk beds. Repairs should be of the middle class, therefore it is easier to purchase the necessary furniture and materials from a domestic manufacturer. With such repairs, you can meet six hundred thousand. There is no need to make some unthinkable decor in the rooms, clean and bright rooms will be quite enough. But you need to choose very high quality beds, because healthy sleep is important for many tourists.

The distance between the latter should not be less than seventy-five centimeters. The color scheme is preferably bright, because mostly young people will live there. This once again suggests that before you open a hostel in an apartment for illegal immigrants or foreign tourists, you need to think over the design very well.

Recruitment

It is the individual approach that distinguishes a small hostel from a huge hotel. The quality of service can make a hotel very popular or make it close soon. That is why it is necessary to select personnel very carefully.

In order for the hostel to function normally, it is enough:

  • hotel manager;
  • administrator;
  • couples of maids;
  • cooks;
  • assistant cook.

It has long been known that it is by the administrator that a hotel or hostel is judged. Therefore, the question of what is needed to open a hostel in an apartment and make it profitable can be answered - a good administrator. Indeed, the more pleasant and helpful the person at the reception, the more good reviews remain about the hostel. His ability to speak English also plays an important role. Ideally, the administrator must be fluent in conversational speech.

How to advertise correctly

Nowadays, most people are looking for a haven on the World Wide Web. This means that the main focus should be on advertising on the Internet.

  1. Social networks such as Facebook, Twitter, VKontakte, Odnoklassniki work great. Recently, Instagram has gained immense popularity and attendance.
  2. Word of mouth continues to work. If a person liked the service, then he will recommend the hostel to all friends and acquaintances.
  3. Contextual or banner advertising (when a photo is added to the text) also show good results. The cost of such a service is rather big, but it will bring good results. So, marketing of this kind will cost up to sixty thousand.
  4. Good old business cards also show good results. They need to be laid out in crowded places (cafes, bars, train stations, educational institutions). This also includes advertisements in free newspapers. This is not a very costly advertisement, because a text ad in it can be published for two thousand, and a modular ad in the region of five thousand.
  5. For travel agencies and corporate clients, special discount programs can be developed. But do not forget about sports clubs, schools or other institutions that are often on the road.

Only constant work can make a business successful. You cannot first learn how to open a hostel in an apartment in Moscow or a provincial town, and then just sit and wait for the profit to go into your hands. Only constant updating of services, improving the quality of service and new advertising can ensure prosperity.

Profitable Business Secrets

The main function of the hostel around the world was considered to provide accommodation for the night. But over time, everything changes. Now even a hostel needs at least a minimum package of services. Tourists need Internet access, as well as toiletries and cosmetics, for which they are willing to pay.

In addition, you can put a hair dryer, coffee maker, microwave, refrigerator and other appliances in common areas.

Food can be dealt with in a variety of ways. One of them is to give the guest the right to cook their own food. The second option is to have a chef on staff, which means you need to make a menu. The third option may be an agreement with the owner of the nearest cafe for the supply of food or for a discount for guests. It is important not to stand still and constantly develop and diversify.

Some nuances

Today, the tourism business is very popular both in our country and in the world. This means that competition even among hostels is huge. Therefore, the services provided must correspond to a given level. A modern tourist is accustomed to comfort, for this reason, a hostel that does not correspond to one star is unlikely to return. And the consumer is not to blame, but the entrepreneur. Due to competition, it was businessmen who increased the level of comfort for the same money. This trend has led to the fact that now a lot of money is needed to open a hostel.

A modest interior and a list of services will be in demand only if there is no competition.

Among other things, it is very important to build the correct algorithm for registering guests. Everything must happen on time and according to all the rules.

As for household appliances, there are also some nuances here. For example, it is better to refuse ordinary teapots. It will be much more convenient to use thermal pots. They are much larger in size and boiling water is always at hand.

You can also try to create a hostel website. Firstly, it sets tourists up for trust. Secondly, where, if not on your own website, you can place complete information about your business.

Summing up, we can say that it is not enough to figure out how to organize a hostel in an apartment. It is important to learn how to lead and develop it correctly. Because time passes very quickly, and the level of development of mini-hotels is high. And consumer demands are constantly growing. But it's very interesting to create something from scratch and bring it to some grandiose level. It is quite possible that one hostel will lead to a whole network of prestigious hotels around the world. To do this, you just need to work hard and not give up.

But not everything depends on the leader. Many moments are connected with the hotel staff. It should consist of professionals who not only do their job well, but also love it. It is the person who plunges into the matter with his head that will be able to make it better, not because the boss requires it, but according to his personal desire. Equally important is the collective mood. The key to success is a friendly team that knows how to solve all problems within. Only when people are ready to help each other and listen will the matter be argued. If the team is quarrelsome, then they will simply drown the business with their squabbles. Therefore, the leader must take the most responsible approach to the choice of employees. After all, he does not take servants for himself, but chooses a family for himself, on which the success of his offspring depends.

Now there are many sources of income, if we consider the option of working for someone. But many do not like this idea, people want to open their own business, try themselves as a manager or manager. There are more than enough ideas for starting a business today, you will learn about one of them right now.

What is the profitability of the hostel?

How cost-effective and profitable are hostels? Have you ever asked for this information? And in vain, because this type of small business is a very profitable business that can bring simply dizzying profits, but for this, of course, you should first try.

To begin with, it is necessary to analyze the general situation of the profitability of such establishments not only in the country, but also in the city.

First of all, you need to consider the following: opening a hostel is much more profitable than a hotel. Not so much profitable as safer and less risky. The cost of the hostel is relatively small, you do not need bank loans to buy a room for a hostel. And also such an acquisition quickly pays off and begins to bring real profits.

What do you need to open a hostel? Paper Aspects

Someone wants to buy a hostel already equipped and adapted for living and simply become its owner in order to make a profit over time with the help of calculations and calculations, and, of course, to proudly bear the title of hostel manager. Someone prefers this option to purchase a ready-made base.

In order to open such an institution, you should draw up a lot of documentation, write a single application and go through paperwork. So, in order to open a hostel from scratch, you need the following documentation:

  • license - a paper that is needed to open any institution of a public nature. Today, there are quite a few opportunities to buy a hostel franchise. That is, to purchase a building that was built in strict accordance with the rules of the network of such institutions;
  • permits of the sanitary and epidemiological service - this is also indispensable;
  • it is also important to obtain permission from the fire department.

After you collect all the necessary papers, you will need to register with the tax office in order to formalize the activities of an entrepreneur or testify about yourself as a separate legal entity. Those who already own such a small business assure that there is no need to give any bribes, there is no deception. It is beneficial for the state to open such establishments, because this to some extent increases the number of tourists and visitors to the city.

Hostel space

So, we choose a place. You can rent a room for a hostel, or you can buy it if you have the finances. In any case, it should be a conveniently located non-residential building with rooms, corridors, a spacious lobby, preferably elevators and, of course, amenities. So to arrange a hostel in non-residential premises is not an option. Otherwise, the amount of repair will significantly exceed the cost of the building itself. Be sure to consider several proposed options, and if none of the buildings you see suits you, look for more. In large cities and regions, finding such a building is not entirely easy, but it is quite possible.

Be sure to pay attention to how radically it will be necessary to convert the building into a hostel. People who have been successful in running hostels claim that they originally bought commercial properties that were low in value because they wanted to sell them.

By the way, there are hostel room requirements, which must be followed when creating and equipping rooms. The minimum area per person is five square meters, the bed must be at least 80 by 190 centimeters, and the distance between beds must be at least 75 centimeters. One toilet can serve a maximum of twelve people, and a shower room for fifteen. The sink can be one for six customers.

How much does it cost to open a hostel?

You can take a somewhat original step and come up with a specific concept for the operation of the institution. For example, a hostel for climbers or for musicians, athletes.

Try to calculate your steps in advance as much as possible. Difficulties with finances can be a significant obstacle to the creation of a small business of this type. Re-equipment, repair work, facade work and so on - all this requires money. Therefore, the calculation “the building will cost such and such a price, and all together ten to twenty thousand more” is erroneous! In addition, cleanliness and order will need to be constantly maintained, and the payback of the hostel, although quite fast, is not instant, by no means.

Personnel search- a separate issue. Choose only people who are really experienced and well able to work in this area, it is better not to take newcomers at the start of a business. Even if inexperienced people agree to receive very small wages, still give preference to those who know how to work, although they ask for more money.

Let's talk about numbers

The payback period for any hostel is about six years. There are no specific numbers, as this will depend on its popularity and attendance, and, of course, on the cost that you set for a day's stay.

To some extent, buying a franchise is more profitable, especially if the institution that is the basis of the franchise is quite popular. In the case of purchasing a franchise unit, you are relieved of the obligation to search for a suitable building, create a hostel concept. The main task will be marketing, that is, advertising. It is also up to you to select staff and the general duties of the franchise owner. The payback of this option is much more active. However, many people want to independently manage everything related to their entrepreneurial estate, so they start a business from scratch.

Hostel promotion

In order for your institution to quickly become popular, advertising is necessary. There is no point in waiting for the hostel to develop itself, because, no matter how great the conditions you offer, information does not always spread quickly. Therefore, it is necessary to act.

1. Really experienced businessmen recommend working with an audience of schools and universities, because pupils and students often travel to different cities, booking rooms is made for a large number of people at once. Set a kind of limit: the more people there are in the group, the cheaper the rooms will cost. By the way, this type of visitors are the most effective word of mouth, your task is to demonstrate the advantages of a mini-hotel.

2. Register your hostel in the most popular social networks, add friends, offer services with prices (if they are pleasant enough) and listing amenities. This also works well. In the place reserved for filling in information data, indicate the coordinates of the institution and your contacts. The Internet is very, very wide, for young people today the World Wide Web has become the main source of information. Therefore, place ads on sites and pages, create a separate website for your hostel, indicate there as much information as possible, upload as many photos as possible.

3. Specialized schools, clubs and basketball teams should also be taken into account. Organize ads for them too. And let there be special bonuses for managers, this will play in your favor.

4. Make commercial offers with bonuses, promotions and seasonal discounts, for example. So the number of visitors will increase more actively.

5. Contact travel agencies. Most travel agencies immediately offer travelers accommodation, as this gives a person a guarantee that he will have a place to live immediately upon arrival, and, accordingly, improves the quality of the company's services. Contact several tourism companies, leave your contacts, arrange a room reservation. Employees of the company themselves will be interested in settling a person with you, especially if you offer a good price and proper conditions.

6. Corporate clients are the heads of different firms and enterprises. Offer them your services, let your subordinates know about it. Hand out business cards generously and don't be greedy for voice advertising - talk about the place non-stop.

Advertise the establishment endlessly. You can hire promoters to distribute flyers. You can come up with many more ways to promote the hostel, ranging from small to large-scale marketing projects.
