Types of apartment layouts: pros and cons. Gostinka

Unfortunately, many young families, especially in our country, are faced with the problem of limited living space. Many huddle in rented apartments, in hostels or communal apartments, and if they manage to get a hostel, they are extremely happy.

For those who are not familiar with the concept of "hotel", otherwise "hotel-type housing", let's explain that this is a very small apartment, consisting of one room and a combined bathroom with a shower, as a rule, without a corridor and without a kitchen. This type of housing is also called "studio" or "small family".
Of course, such a small space makes it difficult to plan the interior of the hotel, because it is very difficult to create a modern, functional and comfortable home on a few square meters.
Fortunately, modern technology allows you to create furniture for any type of housing, whether it be a tiny living room or a huge villa. Often, in order to increase living space in small apartments, the kitchen is combined with the living room (photo). This provides a range of benefits. And in most hostels, it is not necessary to combine, you just need to determine the kitchen area in the common space and conduct communications. Imagine how comfortable you will be during a festive feast. You don't have to, breaking away from the guests, run with plates through the whole house. You can easily communicate with them and cook at the same time. But we should not forget that all areas of the room should smoothly complement each other.
It is possible to separate all zones from each other with the help of various partitions. For example, a study area can be placed next to the window and separated by a rack with open shelves that can be functionally used to store various items. The great advantage of using glass partitions to order is the fact that the room retains the possibility of maximizing the use of natural light. Nearby you can define a kitchen area, and at the opposite wall - a recreation area. An example of such interior of the hotel in the photo below:

In each individual case, new ideas for saving space are born. You can use our options, or you can come up with your own. Another option is to separate the kitchen area from the room with a decorative plasterboard partition, where you can put a beautiful sofa.

The kitchen and the room can be visually separated using a bar counter or a rectangular dining table. A sofa can also be conveniently located close to it.

An excellent find for your living room can be furniture made in the form of a transformer. It can even be a transforming kitchen, which is able to divide and at the same time unite all zones.

And how a lift bed will help you save space! After all, it will not take up more space than a regular wardrobe. A pull-out bed can also be an interesting and convenient solution. For example, if you make a podium for the kitchen area or office, then you can hide a pull-out bed in it.

Or the most convenient option for your living room would be a bed on the podium, which has built-in drawers for storage.

For storage, try to use built-in wardrobes. They save a lot of space. And if you correctly position the light and lay a carpet on the floor, then your living room can turn into a very cozy nest. This is how we got a post about hotel interior. Let's go further...

There is no less. The widespread construction of houses with such apartments began in the second half of the last century. Conceived as temporary housing, "dormitories" have survived to this day and are even in some demand in the housing market. The demand for this segment is explained by its low cost, which makes it affordable for purchase.

How to expand the space in the "living room" The carefully thought-out design of the "living room" will make the apartment comfortable and functional, despite its small size. If you want to visually expand the space of your mini-apartment, then you should consider the location of different zones (bedroom and guest room, kitchen). Zoning is desirable to carry out using different finishing materials (walls, floors) or with the help of furniture.

The use of multifunctional pieces of furniture (sofa bed, folding or sliding table, pouffe with storage function, etc.), built-in appliances will allow you to free up some more space for living. Give preference to furniture with a smooth surface. TV is best hung on the wall. Light textile window decoration is recommended. The optimal design of the walls is light, warm tones and shades, wallpaper with a vertical pattern - a strip is allowed.

Micro apartment design Our expert, designer Tatyana Tkachuk, will talk about her design project for a one-room apartment - a “living room” with a total area of 15.2 sq. m. This project was developed for a young man leading an active lifestyle. The main wish of the customer was the placement on such a small area of everything necessary for a comfortable stay: furniture and appliances. The customer is close to a bright interior, with a designated natural motif. "Working on the project, we literally fought for every centimeter of space," says designer Tatyana Tkachuk. "And successfully coped with the task."

Planning and zoning The kitchen is located in the corner of the apartment. A multifunctional bar counter performs several tasks at once: it is both a dining table and a workplace. It also performs the function of zoning the room, is a kind of screen that separates the kitchen area from the sleeping area. A small kitchen set has facades of orange and light green colors. It is complemented by a washing machine - unfortunately, it is impossible to place it in the bathroom. The kitchen area is additionally emphasized by another floor covering.

Each zone has its own lighting. The only room combines the functions of a living room and a bedroom, its image is bright and dynamic. Colorful photo wallpapers depicting juicy green foliage in the sun are used. The bluish ceiling creates the feeling of a high serene sky.

In general, the interior seems to take us to a fine summer day, which is so pleasant to spend in the fresh air, invites us to be alone with nature. After all, a modern person who lives in a large city lacks communication with nature.

Smooth surfaces, shades of summer foliage and white furniture helped fill the fourteen-meter apartment with light and air. Designer Tatyana Tkachuk managed to place an entrance hall, a living room, a bedroom, a bathroom, a kitchen and a workplace on this square.

Information about the apartment: hotel-type apartment of 14 square meters in Vladivostok

About the owners: young man leading an active lifestyle

Client's wishes: put everything you need for a comfortable stay in a small area

Developing an optimal design for a hotel-type apartment is no easier than furnishing a luxurious mansion. The designer Tatyana Tkachuk was faced with the task of creating a small but full-fledged apartment on 14 square meters - to place an entrance hall, a kitchen, a sleeping place and a work area. To do this, we had to apply all the tricks to optimize the space: choose light finishing materials and furniture with a glossy surface, use built-in appliances and multifunctional items. The interior of a hotel-type apartment requires clear zoning. Here, lighting and different types of flooring serve this purpose.

The kitchen is located in the very center of the apartment. It is separated from the sleeping area by a bar counter, which simultaneously serves as a partition, a dining table and a workplace. Under the countertop there was a place for a washing machine that did not fit in the bathroom.

Using natural motifs - sunny foliage on photo wallpapers and a blue ceiling - is the only way to visually expand a tiny space that combines the functions of a living room and bedroom.

In the photo of the apartments of the hostels, the bathroom often looks too cramped. So in this combined bathroom there was not enough space not only for a washing machine, but also for a bath. The choice of designer Tatyana Tkachuk was a shower cabin with transparent walls. The tile pattern does not form clear horizontals and verticals, which blurs the contours of walls and objects and makes the room visually more spacious.

One of the walls of the hallway is occupied by a door to the bathroom. The second housed only the most necessary - a hanger and a console shelf with drawers.

No matter how hard life is for people, there is always a demand for housing. Young people finish their studies and move from hostels to live in apartments; couples move to separate apartments from their parents; there are those who have already “profited” and are getting divorced - they also need separate housing. That's just not everyone can buy luxury housing, but only a few; and the usual one-room apartment is not affordable for many.

Hospitality - what is it?

This is a hotel type apartment., which became popular in the former Soviet Union. Such housing was intended for production workers, and construction was often carried out with their help. She was considered something in between, between a hostel and a full-fledged apartment.

Such housing was allocated to single workers or couples without children, for whom, as it was believed at that time, a room from 9 to 17 square meters was enough. m. They had to eat in the dining room, which was located in the same building on the ground floor; and to bathe, one had to go to a public bath.

If the family grew, that is, children appeared in it, then the workers had to get a spacious apartment. This is the peculiarity of the hotels in Soviet times. Then the collapse of the country began and many enterprises began to close. Houses were no longer being built in sufficient volumes, and housing became possible to purchase only on a commercial basis. Therefore, many families remained to live in such hotels and small families, but only with large families.

What does it look like

The hotel is a living space that resembles a one-room apartment, but is much smaller in area. It may have a combined bathroom or just a toilet, there may not be a kitchen at all, and if it is present, it is very tiny. The building in which such apartments are located can have from 5 to 16 floors, it does not have balconies. As a rule, this is one entrance. The rooms are located on either side of the stairs in a long and narrow corridor.

Can be distinguished characteristic features for each hotel:

If there is a kitchen in it, then it is a separate corner or niche into which the plumbing is led. In such a niche, of course, there is no special lighting.

The benefits of such housing

Only 2-3% of the total number of these proposals remained on the real estate market. But the demand for such housing exceeds these figures tenfold. The advantage of the hotel is:

  • low price;
  • separate room;
  • good location;
  • the opportunity to always sell it;
  • low utility costs;
  • during the repair - significant savings (in comparison with the apartment);
  • if such living space is rented out, then it can be forgiven for it as for a normal one-room apartment;
  • It takes very little time to clean up.

The cost of this type of housing is low, as there is no comfort that people are used to. What is the difference between a hotel and a small family - all the same, it is clear. Despite the large number of neighbors, this is not a dorm room, not a communal apartment, but separate apartment. During the construction of such houses, proximity to transport interchanges and social infrastructure was taken into account. In the recent past, in such a house it was possible to rent inexpensive housing for a short time.

Flaws

  • finding such a home to buy is very difficult; there is practically nothing to choose from;
  • if you happen to meet a suitable variant of a small family, then his condition is very deplorable.

Of course, for a young couple, this is not an obstacle, the main thing is that they have their own housing, and repairs, in comparison with buying even a hotel room, are trifles. The layout of one room cannot be greatly altered, and it will not differ much from the previous one. Creative individuals who set themselves the goal of turning this room into a workshop are also looking for such an apartment for themselves.

Modern studio apartment

It can be safely called the successor of the hotel. That's just its area will be slightly larger. This type of housing, according to real estate experts, can be divided into two types:

  • studio apartment up to 25 sq. m. in an economy class house, which is very similar to a living room;
  • luxury studio apartment with an area of more than 50 sq. m.

Demand for elite apartments is not high, but there is always demand for economy-class studio apartments and small families. The main buyers of such housing are young people under 30 years old.

To get a guaranteed profit, investors actively use the advantages of the studios. However, there are not so many offers, and the demand is high. If we consider the statistics, then there are 5% of such apartments in the capital, and 7-8% in the regions. Judging by the forecasts of experts, a boom in the studio (small families and semi-guests) will soon begin.

How to furnish your room?

It is difficult, but possible to design a hotel room. Its main goal is space zoning: separating the kitchen from the bedroom. You can use decorative partitions made of drywall or glass, any interior items. Speaking specifically about the border between the kitchen and the bedroom or room, you can use a regular dining table. If a family of two, then you can install a bar counter.

If the area of such a room is less than 20 sq. m., then the ideal option is the division into zones with the help of furniture. You can use a rack, computer desk or sofa. Functional in such an apartment will be furniture transformer. As an example:

  • folding dining table;
  • a coffee table that can turn into a chic dining table;
  • pull-out or folding bed (choose the mechanism yourself).

And these are not all the options that can be used to equip such a small room.

Hotel prices

As everyone understands, any living space in the capital will be several times more expensive than in the region. Speaking of savings, it will be cheaper buy an apartment under construction, invest some more money, and wait a little.

If we consider kgt in Moscow, the price of which will be less than 130 thousand rubles, then there are only 4.5% of them. In the sale of one-room apartments and studios 18% of the total. The most demanded and popular are apartments, the area of which is 40-45 square meters. m.

Why is it profitable to buy a hotel

Conclusion

I would like to say what is housing in demand by young people. The room is small, so you will need a little furniture for its arrangement. Invest now, while you can still find such offers on the real estate market.

Hotel type apartment

Despite the financial crisis, inflation, any political changes, there will always be demand for housing. After all, students graduate from institutes and leave dormitories, some couples, unfortunately, get divorced and are forced to exchange apartments, lovers get married and want to live separately from their parents, families have children, and those, in turn, grow up over time, graduate from the institute and also looking for their own home. So it turns out "the cycle of apartments in nature." Another thing is that only a few can afford elite housing, and not everyone can afford a full-fledged "odnushka". In this case, the hotel just draws attention to itself. What is it, we will try to tell in this article.

Where did the hotels come from?

Hotel-type apartments (KGTshki) were actively built in the Soviet Union in the 1960s and 1970s. They were intended for production workers, and were often built with their help. The apartment-hotel at that moment was considered a "transitional stage" between the hostel and the full-length apartment. It was assumed that for single workers or young couples without children, a room of 9-17 sq. m. Dining rooms were intended for their food, which were often located on the first floor of the same house. A Soviet citizen was supposed to wash in public baths. And by the time the family grows, the workers should have received a more spacious apartment. With this point of view, the features of the layout of the living rooms are connected. But in the 90s, many industries closed, housing was no longer built in sufficient volumes, and the desired square meters became possible to acquire only on a commercial basis. That is why so many people still live in apartments called “gostinka”. What it is?

What do the hotels look like?

Popular in the 20-30s, the prototype of Soviet hotel-type apartments became popular. last century in America, the so-called studio apartments. But they differed in a slightly larger area, unlike our housing. So, KGT is a living space resembling a one-room apartment, but much smaller in area, with a combined bathroom (however, sometimes only with a toilet) and a tiny kitchenette or even without it at all. In addition, the hotel is the building itself, where such apartments are located. It usually has 5 to 16 floors, mostly without balconies. As a rule, one entrance, apartments are located on both sides of the stairs. There can be from 10 to 50 on one floor, on both sides of a long corridor.

Apartment-room

Design features depend on the type of this type of housing. There are only two of them: room and apartment. The first option is a room with a tiny hallway and a bathroom, which has a toilet and although the latter may not be at all. There is no space for a kitchen. Sometimes there is a small nook without a window, which can be adapted for cooking. The whole space occupies an area of 13-18 squares.

Apartment type KGT

There is also an apartment type hotel. already a larger living space (up to 24 sq. m), in which, in addition to the room, there is also a kitchen, albeit quite small (about 5 squares). The bathroom is also combined, with a sitting bath or shower. In fact, we can say that this is a full-fledged one-room apartment, only there are more neighbors on the floor.

The advantage of such housing

Despite a very small area, hotels are in stable demand in the real estate market. And the reason for this is the rather low price compared to the same "odnushka". It is quite natural that yesterday's students or young families cannot afford to immediately buy a full-length apartment, but KGT are much more democratic, and, if necessary, mortgage lending to help. Of course, often, when a realtor offers to see a hotel, buyers refuse, considering such housing to be something like a dorm room or However, this opinion is not correct, because, in fact, a hotel is the same separate, isolated housing, only a smaller area. And quite often you can find both an improved layout and quite interesting variations on the theme from talented owners.

How to arrange a small space?

The design of living rooms is, of course, a complicated matter, but quite possible. The main thing in this process is the zoning of space, the separation of the kitchen from the bedroom. Decorative plasterboard partitions, glass structures or interior items can help with this. For example, on the border of the kitchen and recreation area, you can put a rectangular dining table or bar counter. Then the hostess will not have to interrupt the conversation with the guests during the change of dishes. The role of a partition can also be played by a rack, computer desk or sofa. Transforming furniture is ideal for an apartment such as a living room. The photo clearly demonstrates the advantages of this solution.

It can be. It can simultaneously be a podium for the visual zoning of the room, and under it a lifting bed takes up very little space. It is easily lowered at night, and in the daytime you have enough space to receive guests. And you can even try and find a whole transforming kitchen, which, depending on the situation, will divide or unite the space.

If you use your imagination and use all your creativity, you can turn yours into a cozy and warm nest.

So, we examined what a hotel is. What it is, we hope, has become a little more clear. Good luck in finding housing and arranging your personal space!
